Radon Gas Mitigation Systems

Radon gas is colorless, odorless, and as cancer-causing as to//bacco and asbestos. Radon gas is produced from the decaying of rocks and soil and comes up from the ground into your crawlspace and basements. The way our radon mitigation systems works in a pipe collects the gases that are coming from the soil. The gas is then piped upwards where a depressurization vent forces the radon out from your home. Job Stories From Milford, NH
Radon Mitigation System, Milford, NH

A homeowner in Milford, New Hampshire, has lived in their home for a decade and became concerned with radon gas in their home. The homeowners use the space to work out and want to make sure the air in the basement is 100% safe. The owners called Erickson Foundation Solutions to test their house for radon. Our Design Specialist Bryan Barnard dropped off a Continuous Radon Monitor (CRM) at the home to perform a 48-hour radon test. After the test was complete Bryan returned to the house to read the results to the homeowner. The results of the test came back at an average of 9.0 pCi/L and the homeowner would like to have them be under the National Radon Defense's recommendation of 4.0 pCi/L. To achieve this goal Bryan recommended installing a radon mitigation system with a single extraction point to lower the radon levels within the home.

Our installation team met the owners at their home and did a walkthrough of what to expect during the project. Our team began by using a core drill to drill a 3-inch circular hole in the slab so we could create a radon extraction point. Then we attached PVC pipe to the extraction point and then fed that piping to the exterior of the home where we will install our radon fan. The radon fan was connected to the PVC pipe and then once the fan was secured to the side of the home we used more PVC piping to vent the system above the roofline of the home. With the whole system installed, we can now draw radon-filled air from beneath the home, collect it in our radon pipe, and send it out and away from the home.

The homeowners were very pleased with the results of the project. They can now workout in the basement without having to worry about the air quality inside the basement.

Radon Mitigation and Crack Repair, Milford, NH

A homeowner in Milford, New Hampshire, has been living in their house since 2018. Recently, they noticed a PVC pipe in their basement that appeared to be a passive radon system. As a result, they decided to test their home for radon. After testing, they discovered high levels of radon, which exceeded the recommended amount from the National Radon Defense. They contacted EFS to design and install a radon mitigation system in their home, and also requested the sealing of the cracks in their basement.

Josh Phillips, the Design Specialist from EFS, met with the homeowners and designed a suitable radon mitigation system for their home. He also recommended sealing the foundation cracks with NexusPro Crack Repair. The homeowners had a concern about the air quality inside the main living space, so Josh suggested an Aspen Air Purifier.

The installation team, led by Steven Dumais, started by plugging in the Aspen Air Purifier into the main home. Then, they created two extraction points for the Radon Mitigation System in the basement. For this, the team used a 3" core drill to make a circular hole in the slab and installed a 3" PVC pipe to link the two extraction points. The PVC pipes carried the radon-filled air to the radon fan, which the team installed on the exterior of the home. They then vented the system with more PVC piping above the roofline of the home. After hooking up the power to the fan, the system began to draw up the radon from beneath the home and direct it out and above the home, where it could dissipate into the open air. Finally, the team sealed the cracks in the basement slab using NexusPro, sealing up to 25 feet of cracks to prevent radon from seeping up through the slab.

The homeowners were happy with the installation of the Aspen Air Purifier, Radon Mitigation System, and NexusPro into their home.

Cracks, Moisture, and Radon in Basement, Milford, NH

A new resident in Milford, New Hampshire recently purchased a home and discovered some cracks in the foundation wall. To address this issue, the homeowner contacted EFS for a free basement inspection. Our Design Specialist, Isaac Hernandez, conducted a thorough walkthrough of the basement and found that the homeowners also wanted the moisture and radon levels to be assessed. Isaac discovered that the relative humidity in the basement was high and the existing passive radon system was not reducing the radon levels sufficiently. To remedy these issues, Isaac recommended installing FlexiSpan to seal the cracks, SaniDry XP to control humidity, adding an extraction point, and activating the passive radon system.

Our installation team got to work by first activating the radon system. They began by creating an additional extraction point to gather the greatest amount of radon possible. Once the extraction point was established, the team installed the radon fan in the attic and activated the radon mitigation system. Next, the team repaired the two foundation cracks by using FlexiSpan. Once the cracks were sealed, a high-strength dehumidifier was installed in the basement to manage humidity.

The homeowner was extremely satisfied with the outcome of the work done in the basement of their new home. They no longer have to concern themselves with water, moisture, or radon issues in the basement.

Stabilize Floors System of Old Home, Milford, NH

The owner of an older home in Milford, New Hampshire, has concerns with the floor system of their home. The homeowners contacted EFS for a free inspection of their basement and floor system. Our Design Specialist and Senior Project Manager, Nate Erickson, inspected the home and recommended installing SmartJacks with Supplemental Beam to stabilize the floor system and PolyLevel Wall Restoration to seal any gaps in the wall.

Our Installation Team began by marking where each of our SmartJacks was going to be installed in the basement. Once marked the team then sets our big footings on the dirt floor in the basement on level ground so our SmartJacks have a strong base. Next, the team will cut our SmartJacks to the correct length and install 3 SJs to the main beam in the basement and then install 4 more SmartJacks under a supplemental beam. The team adjusted the top of the SJs to lift up on the floor and stabilize the floor system.

After the SmartJacks were installed our PolyLevel crew came to the home and sprayed PolyLevel Wall Restoration on the interior foundation walls to fill any gaps in the wall.

Detached Barn Had Bowing Floors, Milford, NH

A homeowner in Milford, New Hampshire, had a detached barn on their property. The homeowner has only lived in this home for just over 20 years and they don't know when the barn was built but it was showing its age. The homeowner has found that the floors in the barn were bowing and fear that the supports under the floor were sinking. They decided to call EFS for a free inspection and our design specialist recommended installing SmartJacks to stabilize the floor and then installing a perimeter water drainage system with CleanSpace to collect any water that collects under the barn floor.

Our production team began by removing the old support post and installing temporary supports to stabilize the floors before the team can install the SmartJacks. After the temporary supports were secured, the team then began setting up the SmartJacks. First, the team dug three 2' x 2' x 2' holes under the main support beam. Once the holes were dug to the right specifications the team filled half of the hole with engineered fill and rebar then filled the rest of the hole with concrete to make a solid footing for the new support posts to rest on. After the concrete was cured, the team sets the footings on the concrete and attached the SmartJacks to the main support beam. Once all three of the supports were attached the team used the adjustable top to lift the beam to level the floor. After the supports were installed the team began to install CleanSpace around the perimeter wall of the crawlspace. The CleanSpace spans from the top of the wall to the dirt floor, which will integrate into the perimeter drainage system. After the vapor barrier was installed the team then began removing dirt to install the perimeter drainage and the sump pump into the crawlspace. The team first installed the TripleSafe basin into the ground. Then installed the WaterGuard around the perimeter of the crawlspace. The CleanSpace, WaterGuard, and TripleSafe will all be connected to collect all of the water that entered the crawlspace and expel it to the exterior of the home through the exterior drainage line that the team installed.

The homeowners were very pleased with the results of the project.

Foundation Wall Is Bowing, Milford, NH

A homeowner in Milford, New Hampshire, had pest control out to their home for a pest issue. The pest control company noticed a crack in the foundation wall of their garage. The pest company showed the crack to the homeowner and the homeowner decided to call EFS for a free inspection. Our design specialist recommended installing Geolock wall anchors to the foundation wall.

Our production team began by assessing the bowing foundation wall of the garage. The back wall of the garage was bowing outward and to counteract the bowing the team needed to dig a trench from the inside of the garage 10 feet from the back wall. The team used a jackhammer to chip out of the concrete so the team could dig the trench. The team dug the trench the width of the garage so they could install 4 Geolocks to pull the foundation wall in. Once the team dug the trench in the garage, they drilled 4 small holes in the foundation wall. The team sent 4 long rods into these small holes and used an impact gun to push the rod through the dirt until it reached the trench. Once each rod was pushed into the trench, the team attached a Geolock plate to the ends of each rod. After both plates were attached to each end of the rods, the team tightens each rod using a drill. The team continued to tighten each Geolock until the wall started to move inward. The team tightened the Geolock wall anchors until the wall was straight and the bow was eliminated. After the team was done tightening the Geolocks, the team backfilled the trench and poured new concrete to match the garage floor.

The homeowners were very pleased with the results of the project. They are happy that the pest company discovered the issue and that EFS repaired the issue.

Water Coming Up From Cracks, Milford, NH

A homeowner in Milford, New Hampshire, had water entering from cracks in the basement floor and wall. They noticed the water coming into the basement for the past 2 years and decided it was time to find a solution. The homeowners have no intention to sell their home, so they are going to repair the home and repair it right. They want to protect their items in storage from water ruining them.

Our design specialist completed a thorough inspection of the basement space. After examining the basement, the design specialist recommended installing WaterGuard, Ultra Sump, IceGuard LawnScape Outlet, FlexiSpan Crack Monitor, and NexusPro.

The team first started by chipping out the 51' of concrete for the WaterGuard and space for the UltraSump to be set in. This drainage system is lightly covered with crushed stone and then concrete is poured and smoothed over the WaterGuard, leaving a part of the flange exposed. Once the system is installed and tested successfully, the concrete patch work can be completed. The crew then uses FlexiSpan to seal cracks that are on the foundation wall. The IceGuard and LawnScape Outlet are installed on the exterior of the home. They are part of the discharge line from the UltraSump and allow for the water to be pushed out of the home and get the water far from the home so it cannot re-enter the home. The crew also installed 3 Crack Monitors on cracks the homeowner was concerned about. If any foundation problems emerge with these cracks, the homeowner should be able to detect them now. The team finished the project by sealing cracks and control joints in the basement using NexusPro.

They realized they had a foundation problem on their hands and reached out to Erickson Foundation Solutions for an inspection.

Design Specialist Michael LaMalfa inspected the foundation cracks and found the foundation wall of the garage was beginning to bow. This bowing action was causing the foundation to start to crack as the wall bulged outwards. After Michael's inspection, he recommended installing GeoLock wall anchors to prevent the foundation problem from getting worse.

Crew Lead Spencer Ladd and his team installed 5 GeoLocks according to the design specialists layout. Three of the wall anchors were installed on the back wall of the garage and two more were installed on the left side of the garage. Front Entrance Crack, Milford, NH

Tom S. Director of Operations at the New Hampshire Dome in Milford, New Hampshire was experiencing some cracking above their entryway. Tom called EFS to see if they could come out and look at the entryway. Settling Garage, Milford, NH

John K. of Milford, New Hampshire, was experiencing some cracking in his garage that he wanted to get checked out. John called EFS to see if they could come out and look at his property. Design Specialist John Prince inspected the garage and discovered the foundation was settling. John proposed to the homeowner installing GeoLock wall anchors and a Push Pier system. These two systems in tandem would secure the garage in place and prevent any further settlement.

The production team arrived and walked John K. through the installation process and described how the system would prevent future foundation problems. The Push Piers would add support beneath the foundation footing while the GeoLock anchors would keep the concrete wall stable and straight.

Homeowner John was happy with the results of the project and was glad to have his garage foundation protected. With this job complete and the foundation being stabilized, he can maintain the value of his home and possibly sell the home in the future.
