Exterior Foundation Wall Crack
Visible stair‑step cracking along the exterior foundation wall raised significant concerns regarding structural movement. A detailed assessment by our Design Specialist confirmed approximately 1.5 inches of outward bowing, indicating lateral pressure failure. Based on these findings, a comprehensive stabilization system was deemed necessary to halt further displacement and restore the foundation wall's structural integrity.
Interior Garage Excavation
To facilitate the installation of the foundation wall stabilization system, targeted excavation was performed beneath the garage. This involved removing the necessary sections of concrete and underlying soil to create adequate access and ensure proper placement and anchoring of the stabilization components.
GeoLock Rods
GeoLock® anchors were advanced from the exterior side of the foundation wall through the soil until they reached the excavated area beneath the garage floor. These galvanized steel anchor rods are engineered for exceptional durability and long‑term corrosion resistance, ensuring reliable structural stabilization once tensioned.
GeoLock Anchors
Once the rods extend into the excavated area beneath the garage, the GeoLock® earth anchors are secured to their ends. These anchors are then embedded into the competent, load‑bearing soil beneath the garage, allowing the system to develop the necessary resistance to counteract lateral pressure and stabilize the foundation wall.
GeoLock Plates
GeoLock® wall plates are mounted to the threaded ends of the anchor rods on the exterior side of the foundation wall. The assembly is then systematically tightened and torque‑adjusted, applying controlled inward pressure that counteracts lateral soil forces and restores stability to the foundation wall.
Excavation Backfill
The excavated soil was then returned to the trench and properly backfilled. This process includes compacting the soil in controlled layers to restore ground stability and ensure long‑term support around the installed system.
Concrete Restoration
Fresh concrete was poured and precisely leveled to match the existing grade, fully restoring the structural continuity and surface integrity of the garage floor.
