Leaking Basement Addition
The recently constructed basement addition had developed several structural cracks that allowed water infiltration. Since the homeowner intended to fully finish the space, addressing these moisture issues became a priority. Prior to our involvement, the basement had no waterproofing measures or protection systems in place.
Interior Basement Drainage System
WaterGuard was installed along the perimeter of the foundation wall that exhibited consistent leakage. This system is engineered to intercept groundwater at the footing level, preventing it from entering the interior environment. It is positioned within a bed of washed crushed stone and set at a controlled pitch to promote efficient drainage. After installation, the system is flood‑tested to verify proper function before being permanently encased in concrete and finished flush with the existing floor grade.
Sump Pump System with Battery Backup
The TripleSafe Sump Pump System was installed to provide a highly reliable method of removing groundwater from the home. As water is directed into the sump liner from the WaterGuard system, the three‑pump configuration responds automatically based on the volume of water entering the basin. Under normal conditions, the primary pump manages standard flow. During periods of increased water intrusion-such as heavy rainfall or rapid snowmelt-the secondary pump engages to accommodate the higher demand. In the event of extreme water levels, mechanical failure, or a power outage, a battery‑powered backup pump activates to ensure continuous protection.
Safe Water Removal
Water is discharged from the home through an exterior drainage line connected to the sump system. An IceGuard® antifreeze discharge adapter is installed on this line to ensure that, in the event the pipe becomes frozen or obstructed, water can safely exit without backing up into the basement. At the termination point of the discharge line, a bubbler pot is placed to disperse water efficiently into the surrounding soil while preventing erosion and surface pooling. Once all components are in place, the discharge line is fully buried to protect it from weather exposure and maintain a clean, unobtrusive appearance.
Wall Crack Waterproofing
FlexiSpan was applied to the foundation wall crack to create a long‑term, leak‑proof seal and to channel any potential moisture downward into the WaterGuard drainage system, ensuring controlled and reliable water management.
Basement Surface Drainage
A TrenchDrain system was installed at the base of the bulkhead steps, an area prone to significant water intrusion due to the tendency of bulkhead doors to leak. Because WaterGuard cannot intercept water entering directly from the bulkhead doorway, the TrenchDrain was utilized to capture this surface water before it can penetrate the basement interior. The TrenchDrain integrates seamlessly with the WaterGuard system, creating a continuous drainage pathway that directs all collected water to the sump pump for proper removal.
Finished Basement Flooring
ElitePlank Flooring was installed to provide a durable, finished surface throughout the basement. Constructed entirely from inorganic materials, this flooring is inherently resistant to water intrusion, mold growth, and moisture‑related deterioration-making it an ideal choice for below‑grade environments.
