Water Entering Basement
Prior to our intervention, groundwater infiltration was causing persistent moisture issues in the basement, resulting in a consistently damp floor. Fortunately, most utilities and stored belongings were elevated, minimizing direct damage. However, given that the basement was partially finished, there was significant concern that prolonged exposure to moisture could compromise the integrity of the finished walls and create conditions conducive to mold growth.
WaterGuard Perimeter Basement Drainage System
Our WaterGuard drainage system was installed along the interior perimeter of the foundation to intercept groundwater before it could enter the basement living space. This involved removing a section of the concrete floor slab adjacent to the foundation walls. The WaterGuard® system was then positioned just above the footing and embedded in a bed of clean, crushed stone to facilitate optimal drainage and long-term performance.
Surface Drainage System
To address water intrusion around immovable basement utilities, our TrenchDrain surface drainage system was strategically installed. This system effectively captures surface water and redirects it into the WaterGuard perimeter drainage channel. The integration between TrenchDrain and WaterGuard ensures a continuous and efficient flow path, directing all collected water toward the sump basin for proper discharge and preventing moisture accumulation in vulnerable areas.
Sump Pump and Dehumidifier
The TripleSafe® Sump Pump System provides industry-leading reliability for basement water management through its triple-pump configuration. It includes a primary pump for standard water removal, a secondary pump that activates during periods of high water volume-such as heavy rainfall or rapid snowmelt-and a battery-powered backup pump that ensures continued operation during power outages. This layered approach delivers 24/7 protection against water intrusion. To further mitigate moisture-related risks and address concerns about mold, a SaniDry™ XP dehumidification system was installed. This high-capacity unit maintains precise humidity control, promoting healthier indoor air quality. For added efficiency, the SaniDry™ XP is configured to drain directly into the TripleSafe® basin, creating a fully automated and maintenance-friendly moisture management system.
Discharge Line Backup Prevention
Water is discharged from the home through an exterior drainage line connected to the sump pump system. To mitigate the risk of system backup due to freezing or clogging, an IceGuard® discharge line protection system was installed at the point where the line exits the foundation. This specialized fitting features engineered openings that allow water to escape even if the discharge line becomes obstructed by ice or debris, thereby ensuring continuous operation of the waterproofing system and preventing potential basement flooding.
Bubbler Pot
To promote effective water discharge, the drainage line was installed with a consistent downward slope, directing water away from the foundation to prevent any risk of re-saturation near the home. At the termination point of the line, a bubbler pot was installed to enhance dispersion and prevent surface pooling, thereby protecting the lawn from erosion or standing water. The discharge line was then buried to maintain the property's aesthetic appeal and ensure long-term durability.
