Failing Sump Pump
The property was situated in an area with a high water table, which made the crawl space and basement highly susceptible to water intrusion and flooding. The existing sump pump system lacked the capacity to effectively capture and discharge groundwater, resulting in persistent leaks and moisture issues.
Crawl Space Flooding
Persistent water intrusion in a crawl space creates an environment conducive to mold growth, wood decay, and compromised structural integrity. Additionally, moisture-related issues often lead to unpleasant odors that can migrate upward, impacting the indoor air quality of the living space above.
Crawl Space Drainage Matting
Prior to encapsulating the crawl space, we installed drainage matting across the floor to facilitate water movement and prevent pooling. This layer creates a pathway for moisture to flow toward the drainage system, improving overall water management and efficiency.
Crawl Space Encapsulation
CleanSpace was installed over the drainage matting and extended up the crawl space foundation walls to create a continuous vapor barrier. This system effectively blocks ground moisture from entering the space, reducing the risk of mold growth, wood decay, and structural damage. By controlling humidity, it also improves indoor air quality throughout the home and helps maintain warmer floors.
Basement Wall Seepage
The foundation walls were highly porous, allowing groundwater to permeate through and contribute to persistent moisture intrusion. This not only increased the risk of water seepage but also resulted in a colder, less energy-efficient basement environment.
PolyWall Polyurethane Foam Spray
To protect the foundation walls from further deterioration, we applied PolyWall polyurethane foam. This coating creates a durable, water-resistant barrier that helps prevent moisture penetration, reduces thermal transfer for improved energy efficiency, and adds an extra layer of protection against long-term structural damage.
WaterGuard Interior Basement Drainage System
Our WaterGuard perimeter drainage system is installed along the interior perimeter of the basement, where the foundation walls meet the floor slab. To accommodate the system, a section of concrete is carefully removed, allowing WaterGuard to be placed on top of the footing within a bed of clean, crushed stone. This strategic placement ensures water is intercepted at its entry point-before it reaches the basement floor-and efficiently directed to the sump pump for removal.
CleanSpace Wall Vapor Barrier
CleanSpace was reapplied to the basement walls, forming a continuous vapor barrier designed to block moisture migration through the foundation. This system not only prevents water vapor from entering the basement but also channels any seepage from the walls directly into the perimeter drainage system, ensuring effective moisture management and a healthier indoor environment.
Basement Sump Pump and Dehumidifier
Our TripleSafe Sump Pump system is engineered to handle high volumes of water efficiently under any conditions. It incorporates a three-pump configuration: a primary pump for standard operation, a secondary pump for additional capacity during heavy water intrusion, and a battery-powered backup pump to maintain protection during power outages. This layered approach ensures continuous and reliable water removal from the home. To further control humidity, the SaniDry XP Dehumidifier actively manages excess moisture in the basement. Collected water is automatically discharged into the sump system, creating a fully integrated and low-maintenance solution for long-term moisture management and improved indoor air quality.
