Wet Dirt Basement Floor
The basement experienced recurring leaks and flooding, placing utilities at significant risk of damage. The temporary liner covering the dirt floor offered minimal protection, while the persistently damp environment created ideal conditions for concealed mold growth. To effectively mitigate water intrusion and protect the space, a comprehensive waterproofing system was essential.
Failing Basement Support Posts
Wooden support posts had been previously installed in an attempt to stabilize the floors above the basement; however, these posts lacked the structural capacity required, as evidenced by splitting under load. Consequently, the main beam was unable to adequately support the joists, resulting in noticeable floor deflection and sagging.
Basement Drainage System
WaterGuard was installed along the basement perimeter to intercept water before it reaches the interior space. This sub-floor drainage system channels collected water directly to the sump pump basin for controlled removal from the home.
Sump Pump Basin
A two-foot excavation was completed to accommodate the installation of the TripleSafe® sump basin. This design promotes gravity-fed water flow into the liner, where the system ensures rapid and efficient removal of collected water from the home.
Support Post Footings with Rebar
Excavation was performed at designated locations to create footings for SmartJack® installation. These areas were reinforced with steel rebar to enhance structural integrity and provide additional resistance against lateral movement.
Concrete Footings Poured
Concrete was poured and precisely leveled to create a stable, load-bearing footing for the SmartJack® system, ensuring optimal structural support and long-term performance.
Concrete Floor Pour
SmartJacks® were installed and precisely adjusted to deliver optimal support to the main beam. With the beam properly reinforced, the floors above were stabilized and lifted back toward their original position. Finally, a new concrete slab was poured to encapsulate and protect the installed systems, ensuring a clean and durable finish.
TripleSafe Sump Pump System
The TripleSafe® sump system incorporates three pumps for maximum reliability: a primary pump for standard operation, a secondary pump to handle high-volume inflow during events such as heavy rainfall or snowmelt, and a battery-powered backup pump that activates during power outages or primary pump failure. This triple-redundant design ensures continuous, efficient water removal to protect the home under all conditions.
UltraSump Sump Pump
Given the expansive basement layout, a secondary sump system was installed for enhanced protection. The UltraSump® unit features a primary pump paired with a battery-powered backup, ensuring continuous operation during power outages or pump failure. This configuration provides comprehensive coverage, safeguarding the entire basement against water intrusion.
Discharge Line Freeze Prevention
Water is discharged from the basement through a dedicated line equipped with an IceGuard® anti-freeze adapter at the exterior exit point. This failsafe component ensures uninterrupted flow by preventing blockages caused by ice or debris, providing an additional layer of protection against sump system backup and potential basement flooding.
Bubbler Pot
A bubbler pot was installed at the discharge line's termination point to promote efficient water dispersion into the soil, preventing surface pooling and lawn saturation. The discharge line was then buried below grade to maintain a clean, unobtrusive appearance and preserve the property's aesthetics.
