Inward Bowing Fieldstone Foundation Wall
The fieldstone foundation wall exhibited noticeable inward bowing, further evidenced by loosening stones within the assembly. Previous attempts to stabilize the wall using spray foam proved ineffective, as such measures only provided a temporary, non-structural solution rather than addressing the underlying cause of movement.
PowerBrace Beams
The project began with the installation of PowerBrace® beams along the foundation wall. These engineered steel I-beams were anchored to the floor joists and designed to counteract lateral pressure, effectively halting further inward bowing and providing long-term structural reinforcement.
Auxiliary Wall Footing
A reinforced concrete footing was poured at the designated location for the auxiliary wall, providing a stable foundation to enhance the PowerBrace® system. This footing served as a durable base for constructing the StableLock™ auxiliary wall. Additionally, rebar was integrated through the PowerBrace assembly to deliver supplemental structural support and improve overall load distribution.
StableLock Forms
Formwork was constructed to define the shape and dimensions of the new wall during the concrete pour. The forms were reinforced with structural lumber to maintain rigidity and ensure the wall's geometry remained precise throughout the curing process.
StableLock Completed Installation
Concrete was poured into the prepared formwork, and a vibration device was utilized to eliminate air pockets, ensuring optimal density and structural integrity. The surface was then leveled to achieve a precise finish. After curing, the forms were removed, revealing the completed StableLock™ auxiliary wall. This installation effectively stabilizes the fieldstone foundation, restoring structural integrity and long-term durability to the home.
Drainage Matting
To address moisture issues on the basement's exposed soil floor, the area was fully encapsulated. A dimpled drainage matting system was installed beneath the CleanSpace® liner to promote efficient water management, preventing pooling and directing moisture toward the sump pump system for controlled removal.
CleanSpace Vapor Barrier
The CleanSpace® vapor barrier was installed over the drainage matting and extended onto sections of the foundation wall. This high-performance moisture barrier was custom-fitted to the basement's surfaces, effectively reducing humidity levels that contribute to mold growth and wood rot, while enhancing overall environmental control.
Basement Sump Pump and Dehumidifier
An UltraSump® sump pump system was installed to manage basement water intrusion. As water enters the basin, the primary pump activates to discharge it efficiently from the home. For added protection, the system includes a battery-powered backup pump, ensuring continued operation during power outages or primary pump failure. Additionally, a SaniDry™ XP dehumidifier was installed to maintain low humidity levels, safeguarding the space against mold growth and moisture-related damage.
Discharge Line Freeze Prevention
Water is discharged from the home through a dedicated line. At the exterior termination point, an IceGuard® system is installed as a failsafe. This component allows water to escape in the event the discharge line becomes frozen or obstructed, preventing backup and reducing the risk of basement flooding. This added layer of protection ensures the sump pump system remains fully operational under adverse conditions.
LawnScape
A LawnScape® outlet was installed at the termination point of the discharge line to facilitate efficient water dispersion into the surrounding soil. The discharge line was then buried below grade to maintain proper drainage while preserving the lawn's appearance and curb appeal.
