Wet Crawl Space with Falling Insulation
Persistent moisture in the basement created an environment conducive to mold growth and caused insulation to deteriorate. These conditions led to a pervasive musty odor throughout the home and contributed to colder floors. The homeowner expressed concern about compromised indoor air quality due to the circulation of contaminated air from the basement. Additionally, the lack of proper sealing allowed rodent infestation within the space, further impacting the home's health and safety.
Crawl Space Debris Removal
Prior to installing the crawl space waterproofing system, all compromised insulation, rodent activity, and accumulated debris were thoroughly removed to ensure a clean and stable environment for proper system performance.
Drainage Matting
Drainage matting was installed to create a protective layer between the ground and the home's foundation. This matting facilitates water management by preventing pooling beneath the encapsulation system and directing moisture toward the designated drainage system for effective removal.
Crawl Space Insulation
TerraBlock was installed over the drainage matting to provide both encapsulation and thermal insulation for the crawl space. Additionally, spray foam insulation was applied to the foundation walls to enhance energy efficiency and create a continuous thermal barrier.
Rim Joist Insulation
Spray foam insulation was applied to the rim joists-the critical junction where the home's foundation meets the wooden structure. This area is a common source of air leakage, allowing warm air to escape and cold air to infiltrate, which can also contribute to elevated humidity during warmer months. By insulating the rim joists, the thermal envelope of the home is reinforced, improving energy efficiency and overall comfort.
CleanSpace Encapsulation
CleanSpace was installed along the foundation walls and precisely fitted around crawl space structures to establish a continuous vapor barrier. This barrier effectively prevents moisture intrusion, creating a controlled environment that mitigates risks associated with mold growth, pest activity, and wood rot.
Crawl Space Drainage and Dehumidifier
The SmartDrain system was installed to safely redirect collected moisture back into the soil. To maintain optimal humidity levels within the crawl space, the SaniDry Sedona dehumidifier was integrated. Any moisture extracted by the SaniDry Sedona is automatically discharged into the SmartDrain, ensuring an efficient and maintenance-free water management process."
Crawl Space Door
To complete the project, a durable crawl space access door was installed, effectively sealing the area from external elements and preventing moisture, pests, and debris from entering.
