Sinking Garage
The garage floor exhibited significant cracking and settlement caused by underlying voids beneath the slab. This structural instability rendered the space functionally unusable, particularly for safely parking the homeowner's vehicle. Recognizing the potential for further deterioration, the homeowner proactively sought a dependable and long‑lasting concrete repair solution.
Slab Jacks
Slab jacks were employed to lift and realign the concrete, allowing it to be returned to its proper elevation and structural position.
Concrete Stabilization and Crack Repair
PolyLevel®, a high‑density polyurethane foam, was injected beneath the concrete slabs to fill underlying voids, restore proper elevation, and provide long‑term stabilization. Following the lift, all cracks were sealed with NexusPro®, a UV‑resistant, flexible joint sealant designed to protect the slab from water intrusion and future deterioration.
Concrete Void Fill
PolyLevel® was also injected beneath the remaining garage slabs that had not yet settled to provide comprehensive, long‑term stabilization. This proactive reinforcement helps eliminate existing voids and prevents future settlement by strengthening the underlying soil and support structure.
Garage Restoration
This completed concrete repair project demonstrates how a previously compromised and unusable garage floor was restored to full functionality, providing a stable and reliable surface suitable for parking vehicles and supporting everyday use. With the structural integrity of the slab reestablished, the homeowner can now rely on the long‑term performance of their garage floor with confidence.
