Failing Crawl Space Barrier
The home's crawl space was experiencing elevated moisture levels due to an ineffective vapor barrier system, while insufficient insulation allowed conditioned air to escape and cold air to infiltrate the structure above. These issues led to increased energy loss and uncomfortable temperatures in the living room during the winter. To address these concerns and enhance the home's energy performance, the homeowners partnered with our team to implement a comprehensive crawl space solution.
Crawl Space Drainage Matting
We began by installing drainage matting over the crawl space dirt floor to provide a protective barrier between the ground and the home. This drainage layer helps prevent water from pooling beneath the encapsulation system, while allowing any groundwater to move freely and drain back into the soil, creating a more dry and stable crawl space environment.
Crawl Space Insulation
To improve the crawl space's thermal performance and moisture resistance, SilverGlo™ rigid foam insulation panels were installed along the foundation walls. Unlike traditional fiberglass insulation, SilverGlo is composed of inorganic materials that do not support mold growth and are unaffected by moisture exposure. Mechanically fastened to the foundation walls, the panels remain securely in place over time, eliminating the risk of sagging or falling commonly associated with wet fiberglass insulation. To further enhance the system's energy efficiency, TerraBlock™ floor insulation was installed across the crawl space floor. This durable insulation layer helps reduce heat loss through the ground while serving as an integral component of the encapsulation system, creating a more comfortable, energy-efficient, and protected crawl space environment.
Crawl Space Encapsulation
To complete the encapsulation system, a CleanSpace® vapor barrier was installed over both the TerraBlock™ floor insulation and SilverGlo™ wall insulation, creating a durable, airtight seal throughout the crawl space. This high-performance moisture barrier helps prevent ground moisture and humid air from entering the space, significantly reducing humidity levels. By maintaining a dry environment, the system helps protect floor joists and other structural components from moisture-related deterioration, including wood rot and mold growth. Additionally, it prevents musty crawl space odors from migrating into the living areas above, improving overall indoor air quality and comfort.
Crawl Space Vent Cover
To further enhance the crawl space encapsulation system, insulated vent covers were installed over the existing crawl space vents to prevent the infiltration of outside air and moisture. While vented crawl spaces were once a common construction practice, modern building science has demonstrated that these openings often introduce humid air, leading to elevated moisture levels, condensation, and reduced energy efficiency. By sealing the vents as part of the encapsulation process, the crawl space is better protected from moisture intrusion, helping to maintain a drier, more controlled environment and improving the overall performance of the home.
Basement Dehumidifier
To maintain optimal humidity levels and improve overall basement air quality, a SaniDry™ XP high-performance dehumidification system was installed. Designed specifically for below-grade environments, the system effectively removes excess moisture from the air, helping to prevent mold growth, musty odors, and other humidity-related issues. To ensure continuous, hassle-free operation, the unit was equipped with a condensate pump that automatically discharges collected water to a designated drainage location. This automated drainage system eliminates the need for manual emptying, providing reliable, low-maintenance moisture control year-round.
