Untreated Crawl Space
The crawl space was supported by temporary jack posts and wooden stumps that were inadequate for carrying the structural loads of the floor system above. As a result, the floors had begun to sag and exhibited noticeable deflection and excessive movement under foot traffic. Additionally, the existing vapor barrier was ineffective at controlling ground moisture intrusion. Elevated moisture levels within the crawl space created conditions conducive to wood rot and deterioration of structural framing components, further compromising the stability and performance of the floor system.
Crawl Space Structural Repair
The failing support posts were removed and replaced with a SmartJack® stabilization system to provide permanent structural support for the floor system. To properly distribute loads and maximize lifting capability, a supplemental steel beam was installed, allowing the SmartJacks to effectively support and re-level the floor joists above. Constructed from galvanized steel, SmartJacks are highly resistant to corrosion and deterioration, ensuring long-term performance in the crawl space environment. Their adjustable design allows for precise load transfer and support, helping to restore floor stability and reduce sagging and deflection. To address moisture-related concerns, drainage matting was installed across the crawl space floor and carefully fitted around the SmartJack system. This drainage layer promotes proper water dispersion and drainage into the underlying soil, preventing water from pooling beneath the home and helping to maintain a drier, healthier crawl space environment.
Crawl Space Encapsulation
To create a clean, controlled crawl space environment, a CleanSpace® encapsulation system was installed over the drainage matting and extended across the crawl space walls. This heavy-duty, reinforced vapor barrier was carefully custom-fitted and sealed around all structural components, including support posts and utility penetrations, creating a continuous barrier against ground moisture and humidity. By effectively isolating the crawl space from the earth below, the encapsulation system helps reduce moisture intrusion, protect structural materials from deterioration, and promote a healthier, more stable environment beneath the home.
