Failing Crawl Space Supports and Falling Insulation
The crawl space inspection identified elevated moisture levels and saturated, sandy soil conditions that have contributed to several structural concerns. Corrosion of the lally columns has reduced their load-bearing integrity, excessive moisture has caused fiberglass insulation to detach from the floor joists, and early-stage wood rot was observed in susceptible framing members. These conditions indicate ongoing moisture intrusion that, if left unaddressed, may lead to further structural deterioration.
SmartJacks
To restore proper load transfer and floor stability, SmartJack® support posts were installed beneath the main beam. These high-capacity, fully adjustable steel supports provide permanent structural reinforcement by effectively transferring loads from the beam to a stable foundation. Constructed from galvanized steel, the SmartJacks offer superior resistance to corrosion in crawl space environments and can be precisely adjusted over time to accommodate any future settlement or structural movement.
Drainage Matting
A drainage matting system was installed over the crawl space's sandy soil floor to create a separation layer between the ground and the structure. The matting promotes effective water management by providing a drainage pathway beneath the encapsulation system, helping to prevent standing water and reducing moisture accumulation within the crawl space. Custom-fitted around SmartJack® supports and other penetrations, the system ensures continuous coverage while maintaining access to critical structural components.
SilverGlo
SilverGlo® rigid foam insulation was installed along the crawl space foundation walls to provide a continuous thermal and moisture barrier. Unlike traditional fiberglass insulation, SilverGlo is composed of inorganic, moisture-resistant materials that will not absorb water, support mold growth, or deteriorate when exposed to the damp conditions commonly found in crawl spaces. Its durable rigid-panel design ensures long-term performance by maintaining its insulating properties and remaining securely in place over time, contributing to improved energy efficiency and a healthier crawl space environment.
