Rusted Lally Columns
The existing moisture barrier had deteriorated and was no longer effective at preventing groundwater intrusion into the crawl space. Prolonged exposure to moisture resulted in significant corrosion of the lally columns, compromising their structural integrity and load-bearing capacity. Additionally, the persistent damp conditions created an ideal environment for mold growth, contributing to elevated humidity levels and musty odors that migrated into the living areas of the home.
SmartJack Base
The crawl space soil was excavated and carefully graded to create a stable, level bearing surface for the SmartJack support bases beneath the main support beam. Proper site preparation ensures optimal load transfer and provides a solid foundation for the SmartJack stabilization system.
Drainage Matting
SmartJacks were installed on the prepared support bases and precisely adjusted beneath the main structural beam to provide permanent stabilization and supplemental structural support. By transferring loads to a stable bearing surface, the SmartJack system helps reinforce the main beam and reduce deflection in the floor joists above. Constructed from galvanized steel, the SmartJacks are designed to resist corrosion and deliver long-term performance in crawl space environments. Following the structural repairs, a drainage matting system was installed across the crawl space floor to create a separation layer between the soil and the home's structure. The matting promotes efficient water management by minimizing surface water accumulation and directing groundwater seepage toward the sump pump system for removal, helping to maintain a drier and healthier crawl space environment.
CleanSpace
Once the structural and drainage components were in place, the CleanSpace® encapsulation system was professionally installed across the drainage matting, foundation walls, and around all crawl space penetrations and support systems. This heavy-duty vapor barrier creates a continuous seal that helps isolate the crawl space from ground moisture and humidity. By significantly reducing moisture intrusion, the encapsulation system helps inhibit mold growth, prevent wood rot and deterioration, improve indoor air quality, and eliminate musty odors that can migrate into the living space. The result is a cleaner, drier, and healthier crawl space environment that supports the long-term integrity of the home's structure.
UltraSump Sump Pump
The UltraSump™ Sump Pump System was installed at the lowest elevation of the crawl space to provide comprehensive water management and protection against groundwater intrusion. The system features a high-performance primary pump coupled with a battery-powered backup pump, ensuring continued operation and water removal during power outages or primary pump failure. Integrated with the crawl space drainage system, the drainage matting directs collected groundwater to the sump basin for efficient discharge. As water levels rise within the basin, the pump system automatically activates, removing water through a dedicated discharge line and safely directing it away from the home's foundation.
