Failing Crawl Space
The moisture in the crawlspace led to the settlement and degradation of the cinderblocks, compromising their structural integrity. Consequently, this resulted in inadequate support for the garage above.
Footing Excavation
The crew cleared debris from the crawlspace and prepared for the SmartJack installation by excavating soil to establish footings. During this process, they discovered a high water table. To maintain a manageable and dry workspace, the crew implemented a temporary sump pump system, ensuring that work operations could proceed without interruption.
Footings with Crushed Stone
A layer of crushed stone was strategically placed at the base of the footing to ensure a stable foundation.
Concrete Footing with Rebar
Concrete was poured to establish the footing, with rebar embedded within to enhance structural support.
SmartJack Base
Additional concrete is poured and meticulously leveled to form the footings. Once the concrete has fully cured, the SmartJacks can be installed on these footings.
SmartJack Installation and Drainage Matting
The SmartJacks were positioned on the footings and connected to the main beams. This adjustable system allows for precise modifications to maximize stabilization and lift, thereby restoring the structural integrity of the garage above the crawlspace. Additionally, drainage matting was installed to prevent water accumulation in sections of the crawlspace, facilitating improved drainage back into the soil.
CleanSpace Vapor Barrier
We then encapsulated the crawlspace with our CleanSpace vapor barrier system. This system effectively prevents moisture infiltration, thereby reducing the risk of mold growth, wood rot, and elevated humidity levels. Additionally, it eliminates musty odors and enhances the overall air quality distributed throughout the home.
