Flooded Crawl Space
The presence of a high water table, combined with the absence of a proper moisture barrier between the soil and the structure, resulted in persistent standing water within the basement. The use of cinderblocks as support elements proved inadequate for bearing the structural loads from the floors above. Prolonged exposure to moisture in the crawl space led to biological deterioration, including mold growth and wood rot. This is visibly evidenced by the degradation of the main support beam, as shown in the accompanying photo.
WaterGuard Drainage System
The WaterGuard® interior drainage system was installed along the footing of the crawl space perimeter. Engineered to intercept groundwater intrusion at its entry point, this system channels water away from the foundation before it can accumulate within the crawl space. Collected water is then efficiently directed to a sump pump system for discharge, helping to maintain a dry and stable environment beneath the home.
TripleSafe Sump Pump
The TripleSafe® Sump Pump System is designed with three distinct pumps: a primary pump for standard water removal, a secondary pump for high-volume situations, and a battery-powered backup pump to ensure continued operation during power outages. This tiered configuration provides comprehensive protection against water intrusion under varying conditions, ensuring consistent performance and reliability even in extreme weather events or electrical failures.
IceGuard Discharge Line Failsafe
Water is discharged from the crawl space through a dedicated outlet line that exits the home via the siding. At this exterior termination point, an IceGuard® discharge line protection system is installed. IceGuard® functions as a fail-safe mechanism, allowing water to escape in the event of a blockage caused by ice or other obstructions within the discharge line. This added layer of protection ensures uninterrupted drainage and safeguards the crawl space from potential flooding or water damage, even under adverse conditions.
Bubbler Pot
A bubbler pot was installed at the termination point of the discharge line to facilitate controlled dispersion of water into the surrounding soil. This component allows for efficient drainage while minimizing surface saturation, thereby preventing pooling or erosion in the lawn and maintaining the landscape's integrity.
SmartJack Support Footing
Designated areas for SmartJack® installation were excavated and prepared with a compacted layer of crushed stone. This engineered base provides a stable, high-load-bearing platform that enhances the performance and longevity of the SmartJack system by distributing weight evenly and minimizing settlement over time.
SmartJack Base
The SmartJack base is installed directly over a layer of compacted crushed stone, ensuring a stable and well-drained foundation. Constructed from galvanized steel, this engineered base offers significantly greater load-bearing capacity and long-term durability compared to traditional lally columns and other conventional support systems.
SmartJacks Installed to New Main Beam
The deteriorated main support beam was replaced with a structurally sound new beam. SmartJacks were then installed and securely fastened using precision-engineered adjustable brackets. These brackets allowed for meticulous calibration, enabling our specialists to stabilize the floor system above and, where necessary, restore it to its original elevation with a high degree of accuracy.
Crawl Space Drainage Matting
Drainage matting was installed across the crawl space's earthen floor to establish a protective barrier between the ground and the structure. This matting facilitates effective water management by preventing pooling and channeling moisture toward the sump pump system, thereby enhancing the overall drainage efficiency and reducing the risk of water-related damage.
CleanSpace Vapor Barrier
CleanSpace was installed over the drainage matting and securely affixed to the foundation walls, forming a comprehensive encapsulation system designed to effectively block moisture intrusion into the crawl space.
CleanSpace Fit to Utilities
The CleanSpace system was precisely contoured around basement columns and utilities, ensuring a continuous and properly sealed barrier that effectively mitigates moisture infiltration.
SaniDr Sedona Dehumidifier
The SaniDry Sedona Dehumidifier enhances moisture control by extracting up to 95 pints of water per day. Its direct drainage into the sump pump system enables fully automated operation, eliminating the need for manual intervention common with conventional dehumidifiers.
