Wet Crawl Space
The previously installed vapor barrier failed to effectively prevent moisture intrusion into the crawl space. As evidenced in the photo, this allowed moisture to permeate the insulation, compromising its integrity and causing it to become saturated, heavy, and ultimately detach from its installed position.
Moldy Crawl Space
Persistent moisture in the crawl space can contribute to microbial growth, including mold, and accelerate wood decay, as illustrated in the accompanying photo. These conditions not only produce musty odors but also compromise the structural integrity of wooden framing components such as joists, potentially resulting in sagging or uneven floors.
Failing Crawl Space Supports
The single wooden support post in the crawl space lacked the structural capacity to adequately bear the load of the floors above. To ensure long-term stability and prevent further settlement, a more engineered and durable support solution was necessary.
SmartJack Base
Sections of soil were excavated and replaced with compacted crushed stone to establish a stable, level fill for the installation of 12-inch SmartJack® bases, ensuring optimal load distribution and long-term structural support.
Stabilizing Floors
To reinforce the crawl space and address structural concerns, our crew installed a supplemental support beam and mounted SmartJack® adjustable steel piers beneath it. SmartJacks® are engineered to provide precise, incremental lift and stabilization, allowing for controlled elevation of sagging floors. By transferring the load to the newly installed beam, the SmartJacks® effectively support the floor joists, restoring structural integrity and minimizing deflection.
Crawl Space Encapsulation
Drainage matting was installed over the crawl space floor to create a separation layer between the ground and the home's foundation. This matting promotes directional water flow, preventing moisture from pooling and facilitating proper drainage into the soil. Following this, the CleanSpace® vapor barrier system was installed to fully encapsulate the crawl space. This durable, reinforced liner acts as a moisture barrier, significantly reducing humidity levels, preventing mold growth, eliminating musty odors, and helping to preserve the structural integrity of the home.
