Sinking Porch Posts
Inadequate soil bearing capacity caused settlement of the porch footings, resulting in a loss of structural support beneath the porch. As the footings settled, the support system shifted, leading to sagging floor framing and uneven porch floors. These conditions prevented the homeowner from proceeding with planned floor restoration until the underlying structural issues were properly addressed.
Temporary Porch Supports
Temporary shoring was installed to safely transfer the porch load and stabilize the structure during repairs. This allowed the deteriorated support elements to be removed and replaced while helical piers were installed.
Footing Removal
The existing footings were excavated and removed to facilitate the installation of helical piers. Investigation revealed that the original footings were founded at an insufficient depth and were bearing on poorly consolidated soils, making them susceptible to settlement.
Helical Piers Driven into Soil
Helical piers were hydraulically advanced through unsuitable near-surface soils and installed to a depth where competent load-bearing strata could be verified. Once installed, the piers transfer the structural loads of the porch past the weak, settlement-prone soils and into stable soils capable of supporting the imposed loads. This deep foundation system provides a reliable load path, significantly reducing the potential for future settlement and structural movement.
Helical Pier Porch Brackets in Footing
The helical piers were fitted with specialized porch brackets designed to support wood posts, enabling the transfer of structural loads from the porch to the piers. The brackets were then embedded within concrete footings for added stability and protection.
Porch Supports
Wood support posts were installed on the helical porch brackets and securely fastened to the porch structure, establishing a stable load path between the porch and the foundation system.
Porch Stabilization
With the helical pier installation complete, the porch has been permanently lifted and stabilized to its intended elevation. The structure is now supported by a deep foundation system designed to resist further settlement, allowing the homeowner to proceed with flooring replacement confidently.
