Foundation Problems Photo Album: Commercial Building Settlement Repair in Lunenburg, MA

In Lunenburg, MA, a commercial building faced persistent foundation settlement, relying only on small concrete blocks for support. Despite previous quick fixes, the issue remained. As shown in the photos, we installed helical piers, which are engineered steel piers “screwed” into the soil to reach stable depths. We also poured a new foundation, integrating the helical piers. This permanent solution stabilized the structure, effectively stopping further settlement and restoring stability to the property.

Foundation Settlement

The foundation floor exhibited progressive cracking, exacerbated by settlement over time. To ensure the structural integrity of the foundation and protect the storefront, implementing a comprehensive and durable solution was imperative.

Helical Pier Excavation

The building's stability was compromised, being supported by only a few concrete blocks, which were insufficient for proper stabilization. To install our helical pier system, we commenced the project by excavating the area.

Helical piers are sturdy steel rods that are drilled into stable soil strata. They are particularly suitable for lighter structures, especially those lacking a solid foundation. These piers effectively transfer the load from the unstable surface soil to the strong and durable bedrock beneath.

A total of 23 helical piers were strategically installed around the foundation's perimeter. These piers are initially drilled at an angle to reach beneath the structure, and then realigned vertically to ensure optimal support for the building.

Grade Beam Rebar

To commence the installation of the grade beam, rebar was strategically positioned to reinforce the beam upon its installation.

The formwork was installed to define the contours of the grade beam.

Wooden planks were utilized to fortify the formwork during the concrete pouring process, ensuring the grade beam maintained its intended shape.

Once the concrete cures, the forms are removed, revealing the completed grade beam installation. The helical piers are concreted into the grade beam, thereby permanently stabilizing the structure. A polyurethane foam was then sprayed for frost protection. This prevents water and other potential hazards from causing damage to the foundation.

Backfill and Grade

Upon completion of the work, our crew backfilled the excavated area and meticulously graded it. Our teams take pride in ensuring the worksite is left in pristine condition.
