Exterior Foundation Crack
A substantial horizontal crack has developed along the exterior face of the garage's foundation wall, which is a key indicator of lateral stress and potential structural compromise. Horizontal cracking typically suggests that the wall is bowing or being pushed by soil pressure, and it warrants prompt evaluation to prevent further deterioration.
Interior Foundation Wall Crack
The crack was significant enough to be visible from both the interior and exterior sides of the foundation wall, indicating full‑depth movement. When a crack penetrates through the entire wall thickness, it signals a loss of structural integrity and suggests that the wall may no longer be adequately resisting soil pressure. Without corrective measures, the stability of the foundation wall could continue to deteriorate over time.
GeoLock Rod
The stabilization process began by installing GeoLock® wall anchors, which required drilling from the exterior side of the foundation wall through to a precisely excavated trench beneath the garage floor.
GeoLock Anchors
Once the rod was advanced into the trenched area, the exterior GeoLock® earth anchors were attached and secured. These anchors are embedded in stable, undisturbed soil, allowing them to provide the resistance needed to counteract lateral pressure on the foundation wall.
GeoLock Plates
GeoLock® wall plates are then mounted on the exterior side of the foundation wall and systematically tightened. As tension is applied, the system engages the earth anchors embedded in stable soil, creating a secure, counteracting force that stabilizes the wall and helps prevent further lateral movement.
GeoLock Completed Install
A total of five GeoLock® wall anchor systems were installed to provide comprehensive stabilization across the full length of the foundation wall. This ensures evenly distributed support and effective resistance against lateral soil pressure.
Foundation Crack Repair
Existing cracks were then sealed with NexusPro®, a long‑lasting, UV‑resistant joint and crack sealant designed to prevent water infiltration and protect the repaired structure from future deterioration.
GeoLock Backfill
The excavated area was then backfilled and reinforced with rebar to provide additional structural support prior to the concrete being poured. This reinforcement helps ensure long‑term stability and improves the integrity of the restored section.
Garage Floor Restoration
The backfilled section of the garage floor was then re-poured with concrete and finished to the proper grade, fully restoring the structural integrity and functionality of the garage floor surface.
