Garage Wall Crack
The garage foundation wall had experienced inward movement, resulting in a structural crack. This breach allowed water intrusion, leading to persistent moisture issues within the garage.
Garage Wall Stabilization
To stabilize the failing foundation wall, a combination of GeoLock® wall anchors and PowerBrace® steel supports was installed. The GeoLock® system transfers lateral soil pressure away from the wall by anchoring into stable soil beyond the foundation footprint, counteracting inward movement. PowerBraces® were mechanically secured to both the foundation wall and the floor joists above, providing continuous reinforcement and preventing further inward deflection.
Crack Seal and Sump Pump
The leaking foundation crack was permanently sealed with the FlexiSpan® system, which combines flexible polyurethane with an integrated drainage solution to prevent water infiltration even as the foundation naturally shifts. A SuperSump® pump system was installed to efficiently collect and discharge groundwater, ensuring consistent moisture control and protection of the garage area.
IceGuard
Water is pumped out through a discharge line connected to the sump system. IceGuard® was installed on the exterior portion of the discharge line to provide freeze and blockage protection, ensuring continued water evacuation even if the line becomes obstructed.
LawnScape
The discharge line was extended to a downward-sloping area away from the foundation to ensure proper water dispersion and prevent recirculation toward the home. A LawnScape® outlet was installed at the termination point to promote efficient surface drainage and controlled runoff. The discharge line was then buried to maintain proper grading while preserving the appearance of the lawn.
