Sunken Basement Joists
Prolonged exposure to elevated humidity levels in the basement resulted in significant wood rot, compromising the structural integrity of the floor joists and causing noticeable sagging. Additionally, the existing brick support columns were no longer capable of adequately bearing the load of the floors above, necessitating supplemental reinforcement measures to properly stabilize and support the structure.
SmartJack Footing Concrete Removal
Concrete and underlying soil were excavated from the basement floor to create properly engineered footing locations for the installation of the SmartJack support system.
Footings with Rebar
Steel reinforcement bar (rebar) was strategically integrated throughout the footings to enhance their structural strength, durability, and long-term load-bearing performance.
SmartJack Footings
The concrete footings were carefully finished and leveled to establish a stable, uniform surface capable of properly supporting the installation and load distribution of the SmartJack system.
SmartJack Base
The SmartJack base assemblies were positioned on the newly constructed footings, and the adjustable steel support posts were securely seated within the designated brackets. The SmartJack system was then encapsulated in concrete to provide permanent stabilization and enhanced structural support within the foundation system.
SmartJack Secured to Main Beam
The SmartJack system was securely fastened to the main support beam to provide enhanced structural stabilization. Unlike conventional support posts, SmartJacks are fully adjustable, allowing for precise lifting and leveling of sagging floors while delivering long-term support. Additionally, the SaniDry XP system visible in the background was installed to control excess humidity and improve overall basement air quality, helping to protect the structural wood components from future moisture-related deterioration.
