Deteriorating Foundation Wall
The foundation wall exhibited ongoing deterioration, with visible cracking and crumbling concrete indicating a loss of structural integrity. To address the worsening condition and protect the home's stability, the homeowner pursued a permanent foundation repair solution.
Leaking Bulkhead and Basement Windows
Movement within the foundation wall compromised the home's exterior envelope, allowing water to enter through the bulkhead and basement windows. This moisture intrusion resulted in elevated humidity levels, musty conditions, and ongoing maintenance concerns, while threatening the integrity of stored personal property.
Failing Foundation Wall Demo and Temporary Support
The structurally compromised section of the foundation wall was systematically removed, and temporary shoring was installed to maintain the integrity of the structure during repairs. With the load-bearing elements adequately supported, exterior excavation was performed to establish a new footing, forming the foundation for the reconstruction of a durable masonry wall.
Masonry Wall Rebuild
A new masonry foundation wall was expertly constructed, incorporating both the bulkhead access and basement window opening. To ensure a dry and healthy basement environment, a waterproofing membrane was applied to the exterior of the wall, helping to prevent water intrusion and protect the foundation for years to come.
Window Framing
After the new foundation wall was constructed, the window opening was carefully framed to accommodate the new basement window and maintain the wall's structural integrity.
Basement Waterproofing and Floor Stabilization
To provide comprehensive waterproofing protection, the WaterGuard® drainage system was installed along the interior perimeter of the newly reconstructed foundation wall to intercept groundwater seepage caused by hydrostatic pressure before it could enter the basement. At the bulkhead entrance, TrenchDrain® was installed to capture surface water and direct it away from the living space. Both systems were integrated with a TripleSafe™ sump pump system, providing reliable water management through three levels of pumping protection, including a battery-powered backup pump that continues operating during power outages. To further enhance the home's structural stability, deteriorating temporary support posts that had been serving as a long-term solution were replaced with adjustable SmartJack® support posts. These engineered supports were installed to properly lift, stabilize, and redistribute loads beneath the main beam and floor joists, resulting in stronger structural support and noticeably firmer floors above.
Bulkhead and Window Well Replacement
To complete the project, the bulkhead entrance, basement window, and window well were replaced, enhancing both the functionality and appearance of the foundation. Also visible on the right side of the photo is the IceGuard® discharge line protection system. Installed on the sump pump discharge line, IceGuard® provides an alternative escape route for water in the event the exterior discharge line becomes obstructed by ice or freezing temperatures. This added layer of protection helps prevent water from backing up into the basement, reducing the risk of flooding and ensuring reliable system performance throughout the winter months.
