Cracking Foundation Wall
The foundation wall exhibited both horizontal and stair-step cracking-clear indicators of lateral soil pressure compromising the wall's structural stability. While the painted wall surface concealed many of these warning signs, our comprehensive inspection identified the underlying damage and provided precise measurements of the wall's inward displacement, allowing for an accurate assessment of the extent of structural movement.
GeoLock Anchors
GeoLock™ wall anchor rods were installed from the interior side of the foundation wall to strategically excavated anchor locations approximately 12 feet from the home. High-strength earth anchors were then embedded in stable, load-bearing soil beyond the zone of active pressure, creating a permanent anchoring system designed to counteract lateral forces and stabilize the wall.
GeoLock Plates
GeoLock™ wall anchor plates were attached to the anchor rods and tightened to the specified torque, transferring load to the stable soil beyond the foundation and permanently stabilizing the wall against further inward movement.
Temporary Support Posts
The existing temporary support posts intended to carry the floor system above the basement were no longer providing adequate structural support. A more robust, permanent solution was required to properly transfer loads, reduce floor deflection, and eliminate excessive floor movement.
Footing Excavation for SmartJacks
To prepare for SmartJack® installation, sections of the basement slab were carefully removed and excavated to create adequately sized footing locations. This excavation provided the depth and bearing area necessary for engineered concrete footings, ensuring the SmartJack® system could effectively transfer structural loads and provide long-term support for the floor system above.
Floor Lifting
Our team installed temporary jacking supports to carefully stabilize and lift the floor system, allowing the existing basement supports to be safely removed and replaced without compromising structural integrity.
Footings with Rebar
The concrete footings were reinforced with a rebar grid to increase their structural capacity, helping to distribute loads more effectively and provide long-term stability for the support system.
Footings Leveled
The footings were carefully leveled and finished to create a stable, uniform bearing surface, ensuring the SmartJack® system could effectively transfer structural loads and provide long-term support.
SmartJacks Secured to Footings and Main Beam
Once the footings had fully cured, the SmartJack® columns were securely anchored to the reinforced concrete footings and connected to the main support beam. The system's adjustable design allows for precise load-bearing adjustments, enabling our team to accurately support the floor system toward its intended position. Constructed from galvanized steel, SmartJack® columns are engineered to resist corrosion and provide long-term durability in basement and crawl space environments. With the permanent support system fully installed and load transfer completed, the temporary jacks were removed, leaving the floor system permanently stabilized and supported by the SmartJack® system.
SmartJacks Cemented into Foundation Floor
The final step of the SmartJack® installation involved restoring the concrete floor around each column. Fresh concrete was placed and finished around the SmartJack® bases, restoring the slab and providing a clean, durable finished appearance.
