Brick Foundation Wall Deterioration
Over time, differential settlement and lateral soil pressure caused this aging brick foundation wall to shift and deteriorate, compromising its structural integrity.
Basement Water Intrusion
Chronic water infiltration through the foundation walls resulted in persistent moisture issues, rendering the basement unsuitable for regular use and occupancy.
Polyurethane Wall Spray
A closed-cell polyurethane coating was applied to targeted sections of the foundation walls to help mitigate moisture intrusion, reduce air infiltration, and protect the masonry from further deterioration.
Floor Beam Replacement
The existing primary support beam had experienced significant rot and deterioration, necessitating replacement to restore proper support for the floor framing system and maintain the structural integrity of the floors above.
Concrete and Soil Removal for Footings
To provide permanent support for the newly installed main beam, SmartJacks® were installed beneath the floor framing system. Prior to installation, sections of the basement slab and underlying soils were excavated to accommodate engineered footings designed to distribute structural loads and provide a stable foundation for the support system.
Footings with Rebar
The footings were constructed with high-strength concrete and rebar reinforcement to increase compressive strength, resist cracking, and ensure reliable support for the floor framing system.
SmartJacks Secured to Main Beam
Once the concrete footings had achieved the required cure strength, SmartJack® support posts were installed and securely connected to the main beam. These high-capacity, fully adjustable steel columns allow for precise elevation and load-bearing adjustments, restoring proper floor support and helping correct sagging conditions. Constructed from galvanized steel for enhanced corrosion resistance, the SmartJack® system provides durable, long-term structural support for the floor framing system.
SmartJacks Cemented into Foundation Floor
Following installation and adjustment, the SmartJack® columns were encapsulated within the concrete slab, further integrating the support system with the basement floor. This process enhances overall system stability while restoring a clean, seamless finished floor surface.
Foundation Wall Encapsulation
CleanSpace® vapor barrier was installed along the leaky brick foundation walls to create a continuous moisture barrier, isolating the basement environment from water vapor and damp conditions. The system directs any wall seepage behind the membrane and into the interior drainage system, helping to maintain a dry, healthier, and more usable basement space.
Interior Basement Drainage System
Concrete was removed along the interior perimeter of the basement to facilitate the installation of the WaterGuard® interior drainage system. Positioned directly above the foundation footing, the system is designed to intercept groundwater at the wall-to-floor joint, commonly known as the cold joint, where water intrusion frequently occurs. Installed with a carefully engineered pitch, WaterGuard® efficiently channels collected water to the sump pump system for discharge, preventing water from entering the basement and helping maintain a dry, protected environment.
Basement Drainage System Cemented into Foundation Floor
After undergoing a comprehensive flood test to verify proper water collection and drainage to the sump pump system, the WaterGuard® drainage system was encapsulated with concrete and restored to the original slab elevation. This completed the installation while seamlessly integrating the system into the basement floor, preserving the appearance and functionality of the finished surface.
Sump Pump System
The SuperSump® sump pump system was installed at the lowest point of the basement to provide reliable groundwater management and discharge. To enhance water collection, a TrenchDrain™ surface drainage system was installed at the basement entrance and connected directly to the sump basin, capturing water at the doorway before it could enter the living space. Collected water is then efficiently discharged from the home through the SuperSump® system via a dedicated discharge line, helping to maintain a dry and protected basement environment.
Discharge Line
IceGuard® was installed on the exterior discharge line to provide a secondary water evacuation pathway in the event the discharge pipe becomes obstructed by ice or freezing conditions. This fail-safe component allows water to exit the system safely, ensuring continued sump pump operation during winter months and reducing the risk of basement flooding. The discharge line was then extended to a designated location a safe distance from the foundation to prevent discharged water from recirculating back toward the home. Finally, the line was buried below grade to preserve the appearance of the property while providing reliable, long-term water management.
