Basement with Bowing Walls and Water Intrusion
The basement foundation walls had bowed inward by approximately 2 inches due to lateral soil pressure, while persistent water intrusion had led to moisture-related issues, including efflorescence along the wall surfaces. Comprehensive structural stabilization and waterproofing solutions were required to restore the foundation's integrity and create a dry, safe basement environment.
Basement Perimeter Concrete and Soil Excavation
Concrete and excavated soil were removed along the interior perimeter of the basement to create the necessary trench for the installation of a comprehensive perimeter drainage and waterproofing system.
PowerBraces
PowerBraces™ are engineered, high-strength steel I-beam systems installed along foundation walls to provide permanent structural stabilization and resist continued inward movement caused by excessive lateral soil pressures. Designed for long-term performance, the system can be periodically adjusted to help improve wall alignment over time. To accommodate the basement waterproofing system, specialized PowerBrace™ bases were utilized, allowing the WaterGuard® perimeter drainage system to pass seamlessly through the braces while maintaining uninterrupted groundwater collection and drainage.
GeoLock Rod and Plates
Copilot said: GeoLock® wall anchors were installed to address the inward movement of the foundation wall. High-strength galvanized steel anchor rods were advanced through the wall and connected to earth anchors embedded within stable load-bearing soil approximately 12 feet from the foundation. Following excavation, exterior anchor plates were installed and secured to create a permanent tieback system designed to counteract lateral soil pressures.
GeoLock Plates
Once the anchor rods were installed, interior GeoLock® anchor plates were mounted to the foundation wall and tightened to a specified torque. As tension was applied to the system, the exterior earth anchors became securely embedded within stable soil, creating a permanent tieback assembly that counteracts lateral earth pressures. This engineered load transfer stabilizes the foundation wall, prevents further inward movement, and can contribute to improved wall alignment over time.
GeoLock Covers
To enhance the finished appearance of the basement, low-profile GeoLock® cover assemblies were installed over the interior anchor plates. These protective covers conceal the structural components while maintaining accessibility for future system adjustments, resulting in a cleaner, more aesthetically pleasing finished space.
WaterGuard
WaterGuard® was installed along the interior perimeter of the basement to intercept groundwater seepage at the wall-floor joint and footing level before it could enter the living space. This engineered perimeter drainage system captures and directs water through a dedicated drainage channel to the sump pump system, where it is safely discharged away from the foundation. By managing subsurface water pressure and controlling moisture intrusion, the system helps maintain a dry, healthy, and protected basement environment.
WaterGuard Cemented into Foundation Floor
Following a successful flood test, the WaterGuard® drainage system was encapsulated in concrete to restore the integrity of the basement floor, permanently secure the PowerBrace™ system, and provide a clean, seamless finish.
FlexiSpan
Our FlexiSpan® crack repair system was installed to remediate a leaking foundation wall crack. Rather than merely sealing the crack at the surface, the system utilizes a multi-layered design that intercepts water infiltration, redirects it into the drainage system, and accommodates ongoing foundation movement, ensuring long-term performance and protection against future leaks.
TripleSafe Sump Pump
The TripleSafe™ Sump Pump System was installed to manage groundwater intrusion and protect the basement from flooding. Its three-pump design provides multiple layers of protection, including battery backup operation during power outages and increased pumping capacity during heavy water events.
IceGuard
The IceGuard® anti-freeze discharge fitting was installed as a critical component of the waterproofing system to safeguard against sump pump discharge line failures caused by freezing or obstructions. By providing a secondary discharge point, the system allows water to exit safely and helps ensure continuous basement flood protection during adverse conditions.
Bubbler Pot
A bubbler pot was installed at the discharge line termination point to facilitate the controlled release and dispersal of sump pump discharge water. This component helps mitigate surface erosion, promotes proper groundwater distribution, and supports effective drainage away from the foundation to maintain a dry and stable environment around the home.
SaniDry XP Dehumidifier
The SaniDry™ XP dehumidifier was installed to provide comprehensive humidity control throughout the basement. By continuously removing excess moisture from the air, the system improves indoor air quality, reduces the likelihood of mold and mildew development, and supports the long-term performance of the basement waterproofing system.
