Sinking Floor
The existing lally columns were inadequately supporting the floor system, particularly in the area adjacent to the chimney. Evidence of this was visible in the floor joists, which exhibited noticeable deflection, indicating that the framing members were experiencing excessive loading and insufficient structural support.
Concrete and Soil Removal for SmartJack Bases
Concrete and soil were excavated to the required depth to accommodate the installation of the SmartJack® base assemblies, establishing a stable load-bearing foundation beneath the floor system.
SmartJack Base
SmartJack® base assemblies were installed and precisely leveled beneath the slab to provide a stable, long-term foundation for the adjustable support posts. In areas where site conditions or load requirements warranted, reinforced concrete footings were constructed in place of standard bases. Both support methods were designed to effectively distribute structural loads and provide reliable support for the floor system.
Supplemental Beam
A supplemental beam was installed beneath the floor joists to improve load distribution and efficiently transfer structural loads to the SmartJack® support system. The SmartJack® posts were then precisely adjusted to provide controlled lift and long-term stabilization of the floor framing. Following installation, crushed stone was placed around the bases to enhance load distribution and drainage before the floor slab was restored with concrete.
SmartJacks Cemented into Foundation
After the remaining SmartJack® units were installed along the main girder, the excavated areas were backfilled and the foundation floor was re-poured, permanently integrating the support system into the structure. The floor framing was successfully stabilized and significant deflection was corrected, resulting in a level, structurally sound floor system capable of supporting future floor finishes.
