Bowing Foundation Wall
The foundation wall exhibited significant inward deflection accompanied by cracking within the concrete masonry units (CMU), indicating ongoing lateral pressure from the surrounding soil. As the wall continued to move inward, the homeowner became increasingly concerned about the long-term structural stability of the foundation and the potential for progressive failure.
GeoLock Rods
High-strength GeoLock® anchor rods were installed through the foundation wall and extended to strategically excavated anchor locations beyond the zone of unstable soil.
GeoLock Anchors
GeoLock® earth anchors were attached to the installed anchor rods and embedded within stable, load-bearing soil beyond the zone of active soil pressure. Once secured, these anchors provide a reliable point of resistance, allowing lateral forces acting on the foundation wall to be transferred to competent soil and helping to permanently stabilize the structure.
GeoLock Plates
GeoLock® wall anchor plates were installed on the interior face of the foundation wall and connected to the anchor rods. The system was then tightened to engineered torque specifications, allowing the exterior earth anchors to fully engage the stable soil. Once properly tensioned, the GeoLock® system established a permanent structural connection between the foundation wall and competent load-bearing soil, effectively resisting lateral earth pressures and stabilizing the wall against further inward movement.
Backfill
Upon completion of the GeoLock® installation, the exterior anchor excavations were backfilled with the native material and compacted in controlled lifts to promote long-term soil stability and minimize future settlement. The affected lawn area was then restored.
