Failing Floor Supports
The existing basement support system was inadequate for the structural loads it was intended to carry. Temporary support posts had been left in place as a long-term measure, while several wood support members exhibited splitting and deterioration, indicating they were no longer capable of providing reliable load transfer. These conditions raised concerns regarding the stability of the floor system and highlighted the need for a permanent structural support solution.
Deteriorating Concrete Floor
The concrete basement floor exhibited noticeable unevenness and surface irregularities, raising concerns regarding moisture management, functionality, and long-term durability. As part of a commercial facility, the property owner also sought to improve the overall appearance and professionalism of the space, ensuring it presented a clean, safe, and well-maintained environment for employees, clients, and guests.
Footings with Rebar
Existing weak concrete and inadequately compacted soils were removed to allow for the installation of properly engineered footings beneath the SmartJack® support posts. Each footing was reinforced with steel rebar to increase structural strength, improve load distribution, and provide a stable bearing surface for the support system.
SmartJacks Installed to Main Beams
Following the curing of the reinforced concrete footings, the SmartJack® support posts were installed and mechanically connected to the primary structural beams. This fully adjustable galvanized steel support system was precisely calibrated to redistribute structural loads and correct floor deflection. By providing reliable, long-term support and exceptional corrosion resistance, the SmartJack® system restored stability to the floor framing, reduced floor sloping, and enhanced the overall structural performance of the home.
Drainage Matting
Prior to placement of the new concrete slab, a drainage matting system was installed to create a separation layer between the subgrade and the finished floor. This specialized drainage layer facilitates the movement of subsurface moisture and groundwater beneath the slab, helping to reduce hydrostatic pressure and minimize moisture migration through the concrete. As a result, the system enhances the durability, performance, and long-term service life of the floor.
Concrete Floor Pour
Upon completion of the sub-slab preparation, a new reinforced concrete floor was poured to create a durable, level surface throughout the basement and permanently integrate the SmartJack® support system into the completed floor assembly. Unlike the previous combination of exposed soil and deteriorated concrete, the new slab provides a clean, stable, and low-maintenance surface that improves functionality, enhances moisture control, reduces dust and soil-gas infiltration, and contributes to a more professional appearance. The monolithic concrete floor also improves load distribution, protects the underlying support infrastructure, and creates a safer, more usable space for long-term occupancy.
