Cracked and Leaning Foundation Wall
One of the garage foundation walls exhibited significant cracking and measurable inward displacement, indicating the effects of lateral soil pressure acting against the structure. These signs of structural distress raised concerns regarding the wall's stability, long-term performance, and ability to adequately support imposed loads.
GeoLock Rods
To permanently stabilize the affected foundation wall and resist further inward movement, the GeoLock® Wall Anchor System was installed. The installation process began by advancing galvanized steel anchor rods through the foundation wall and extending them into strategically excavated anchor locations approximately 12 feet from the structure. This distance allows the earth anchors to be embedded within stable, undisturbed soil beyond the zone of active pressure influencing the wall.
GeoLock Anchors
Once the anchor rods were extended into the excavated anchor locations, GeoLock® earth anchor plates were secured to the rod assemblies. These anchors were installed below the surface within stable, undisturbed soil possessing greater load-bearing capacity than the active soils immediately adjacent to the foundation. By transferring lateral loads into this competent soil mass, the system provides long-term resistance against earth pressure and stabilizes the foundation wall against further inward movement.
GeoLock Plates
After the anchor rods were installed, GeoLock® wall anchor plates were mounted to the interior face of the foundation wall and progressively torqued to the specified tension. This process transferred load to the exterior earth anchors, engaging the stable soil mass and creating a counteracting force against lateral earth pressure. Once properly tensioned, the system stabilized the foundation wall and helped prevent further inward movement.
GeoLock Anchors Secured in Soil
As shown, the GeoLock® earth anchors were embedded within competent, load-bearing soil beyond the active pressure zone.
Foundation Wall Crack Injection
The cracks in the foundation wall were repaired using a high-strength crack injection system designed to restore the continuity of the concrete and prevent water infiltration. The injected material penetrated the full depth of the cracks, creating a durable seal that helped protect the wall from moisture intrusion and further deterioration.
Retaining Wall Stabilization
The retaining wall adjacent to and connected with the garage was also stabilized using the GeoLock® Wall Anchor System.
GeoLock Plate Covers
To enhance the finished appearance of the garage, decorative GeoLock® anchor covers were installed over the interior wall plates. These covers conceal the structural hardware while maintaining accessibility for future system adjustments, resulting in a cleaner and more aesthetically refined appearance.
Backfill
Following installation of the earth anchors, the excavation areas were carefully backfilled and mechanically compacted in controlled lifts to restore proper soil density and provide long-term support for the GeoLock® system. Upon completion, the affected landscaping was restored, returning the property to its original appearance while maintaining the integrity of the stabilization system.
