Failing Lally Columns
The existing lally columns were insufficient to properly support the main beam and floor joists, resulting in noticeable sagging of the floors above. The curvature of the main beam indicates that it has been deflecting under excessive load, a clear sign that the columns were not providing adequate structural support.
Support Footing
Temporary supports were installed to stabilize the structure while the existing lally columns were removed. Sections of the basement slab were then excavated to create reinforced concrete footings, providing a stable base for the installation of SmartJack® support posts.
Footings with Rebar
Concrete was poured to create reinforced footings designed to provide a stable base for the SmartJack® system. To enhance structural integrity and load-bearing capacity, steel rebar was embedded within the concrete in a woven configuration. This reinforcement prevents cracking, resists shifting under heavy loads, and ensures long-term durability of the support system.
Leveled Footings
Once the concrete footings have cured, they are precisely leveled to ensure a stable and uniform surface. This step is critical for proper SmartJack® installation, as a level footing provides optimal load distribution and prevents shifting under structural weight. Accurate leveling guarantees that each SmartJack® can deliver maximum support and long-term reliability for the floor system above.
SmartJack Installation
SmartJack® supports were installed on the newly prepared footings and secured to both the existing main beam and a supplemental beam added for enhanced stability. Constructed from galvanized steel, the SmartJack® system offers superior strength and corrosion resistance compared to traditional lally columns. Each unit is fully adjustable, allowing precise height calibration to restore floors to their intended level and provide optimal load-bearing support. Once positioned, the bases were permanently set in concrete for maximum stability. This installation ensures the floors are permanently raised and structurally reinforced, delivering long-term peace of mind for the homeowner.
