Failing Support Post
The existing support posts in the basement were intended only for temporary stabilization but were being used as a long‑term structural solution. Over time, these inadequate supports began to corrode-common in humid basement environments-compromising their load‑bearing capacity and resulting in noticeable floor deflection on the levels above. This deterioration is typical when improperly rated steel posts are exposed to moisture and relied upon beyond their intended design.
Concrete Removal for Footings
Sections of the concrete floor were carefully excavated at each planned SmartJack® location to allow for the installation of engineered, load‑bearing footings. These reinforced footings provide a stable structural base, ensuring the SmartJacks can deliver reliable, long‑term support.
Footings with Rebar
High‑strength concrete footings were poured and reinforced with steel rebar to create a robust, load‑bearing foundation for the SmartJack® system. This reinforced footing ensures maximum stability, durability, and long‑term performance of the support posts.
Leveled Footings
The newly poured footings were precisely leveled to ensure each SmartJack® could be installed perfectly plumb, allowing the system to deliver optimal load transfer and long‑term structural stability.
Beam Replacement and Structural Support
The deteriorated wooden beams were replaced with engineered steel beams to provide superior strength and long‑term structural reliability. SmartJack® supports were then installed beneath the new beams to lift and stabilize the sinking joists. Because SmartJacks are fully adjustable, they allow for precise, incremental corrections to restore proper floor levelness. Once positioned, each SmartJack was secured on its reinforced concrete footing and integrated into the foundation for maximum stability.
Basement Dehumidifier
The SaniDry™ XP is a high‑capacity, commercial‑grade dehumidifier engineered to maintain healthy humidity levels throughout even the largest basements. Its powerful moisture‑removal system ensures consistent environmental control, reducing the risk of wood rot, mold growth, and structural deterioration commonly associated with prolonged moisture exposure in beams and joists.
