1920s Home Needs Water Proofing, Wakefield, MA

A homeowner in Wakefield, Massachusetts owns a house that dates back to the 1920s. Over the past few years, the homeowner has been dealing with water entering their basement and accumulating on the floors. Frustrated with the constant need to vacuum out the water, they decided to contact EFS for a solution. Our Design Specialist inspected the basement for free and recommended a full-perimeter drainage system to prevent future water accumulation. The Specialist suggested installing 106 feet of WaterGuard perimeter drainage, 8 feet of TrenchDrain, a TripleSafe sump pump, and two IceGuard with 10 feet of exterior drainage.

 

Our installation team, led by Gunther Billhardt, began by breaking up the concrete around the basement perimeter to create space for the drainage system. After removing the concrete and some dirt, we installed over 100 feet of WaterGuard around the basement and 8 feet of TrenchDrain near the stairs. We then dug a 24-inch pit for the sump pump and installed the basin and our TripleSafe sump pump system. The system comprises of a primary pump, a backup pump, and a battery backup pump. We then connected the pumps to the exterior of the house where we installed two IceGuards and 10 feet of exterior drainage to divert water away from the foundation. Finally, we mixed concrete inside the basement to cover the perimeter drainage and the sump pump basin, locking the system into place.

 

The homeowners were thrilled with the results of the project. Thanks to the installation of the full-perimeter drainage system, their 1920s home's basement will no longer be susceptible to water damage.

Repairing Pool Patios Cracks and Control Joints, Wakefield, MA

Inground Pool Deck Repair, Wakefield, MA

The owner of this home in Wakefield, MA was concerned with the condition of the concrete surrounding her inground pool. Our Service Technician Branden was cleaning out the sump pump and having a conversation with the homeowner. The homeowner revealed that they have water collecting on the floors near the bulkhead door. Branden recommended installing WaterGuard from in front of the bulkhead door to the sump pump to collect any water coming in from the bulkhead door. At the time of the service call, Branden didn't have the correct supplies to install the WaterGuard in the basement. So Branden had to come back a few days later and installed 15' of WaterGuard into the basement and integrated the system into the existing sump pump.

The homeowner was very impressed by the service that Branden and EFS provided to them.

Wooden Supports Were Beginning to Fail, Wakefield, MA

A homeowner in Wakefield, Massachusetts, had wooden supports in their basement that were old tree limbs. The home was built in the 1930s, so the homeowners believed these supports could be original to the home. The homeowners have lived in their home for the past 14 years and have seen a steady deterioration of the wooden supports and they wanted to see about replacing them. They decided to call EFS for a free inspection, and our design specialist recommended replacing the old wooden supports with SmartJacks. 

Our team began by setting up temporary posts around the basement so they could safely remove the old wooden posts. After the old wooden posts were removed, the team began to chip out small sections of concrete so we could create a base for our SmartJacks. The team removed the concrete sections and began digging down 20 inches to install rebar in the hole. After the team installed rebar into the hole, they then mixed up some concrete and filled the hole up 3/4 of the way to the top, and then waited for it to cure. After the concrete had cured, the team began installing the SmartJacks over the concrete base and securing them to the main beam. The team ensured that each SmartJack installed was leveled and properly secured to the main support beam. After all the SmartJacks were secured the team mixed more concrete and poured it over the base of the SmartJack to lock them in place and eliminate any tripping hazards. 

The homeowners were happy with the results of the project. They don't have to worry about the wooden supports in their basement deteriorating anymore.

Late 1800's Home Had Tree Logs as Supports, Wakefield, MA

A homeowner in Wakefield, Massachusetts, had lived in their home that was built in 1895 for 20 years. In the basement, the home had tree logs as supports holding up the main support beams of the home. The supports in the basement have allowed the floors to sag. The homeowners plan to live in this home forever, so they would like to replace the supports in the basement. They decided to call EFS for a free inspection, and our design specialist recommended replacing the tree logs replaced with SmartJacks. 

Our production team began by setting up temporary supports around the basement so they could remove the tree logs safely. After the team removed the logs safely the team began chipping out concrete so that they could create a base for the SmartJacks to rest on. Once the concrete was chipped out, the team removed some dirt from under the concrete and installed some rebar into the two holes that were made. The team then mixed some concrete and filled each hole about 3/4 of the way to the top. Once the concrete was cured, the team set the two SmartJacks on top of each base and connected them to the main support beams. The team used levels to make sure the SmartJacks were set in level. After the SmartJacks were all set in place the team covered the footings in concrete to lock them in place. Using the SmartJacks adjustable top, the team lifted the main beam up to its original height which corrected the sag in the floors.

PolyLevel and Crack Seal, Wakefield, MA
