Leaking Foundation Walls
Persistent water intrusion through the foundation walls resulted in chronic standing moisture in the basement. Over time, this excessive humidity created ideal conditions for mold growth, which caused musty odors to permeate throughout the home. Recognizing the potential health risks and structural concerns, the homeowner understood that a comprehensive, long‑term solution was essential to restore a safe and healthy living environment.
Basement Encapsulation
We began the basement remediation by applying a closed‑cell polyurethane spray foam coating to the foundation walls. This serves to reduce moisture infiltration by sealing the porous voids common in fieldstone foundations, while also helping stabilize any loose or deteriorating stones. Next, we installed drainage matting across the basement floor to establish a designated pathway for water to flow efficiently toward the sump pump system. Once the drainage layer was in place, we encapsulated the entire area with the CleanSpace vapor barrier. This durable, multi‑layer liner creates a continuous moisture seal across the floors and walls, effectively preventing humidity and groundwater vapor from entering the basement environment.
TripleSafe Sump Pump
The TripleSafe sump pump system provides reliable, high‑capacity water removal through its three‑pump configuration, which includes a primary pump for everyday operation, a secondary pump for increased volume during heavy water intrusion, and a battery‑powered backup pump to ensure continued performance during power outages. Water collected by the Drainage Matting and the TrenchDrain surface drainage system is efficiently directed into the sealed sump liner, ensuring consistent and controlled discharge away from the foundation.
IceGuard
Water collected in the basement is discharged through a dedicated outlet line. On the exterior, an IceGuard® discharge adapter is installed to ensure uninterrupted water evacuation in the event that the discharge line becomes blocked or frozen. This safeguard prevents water from backing up into the system, significantly reducing the risk of basement flooding during cold‑weather conditions.
Bubbler Pot
A bubbler pot is installed at the termination point of the discharge line to allow water to disperse efficiently into the surrounding soil. This controlled dispersion helps prevent oversaturation and eliminates the risk of creating soft, soggy areas in the yard. Once the system is in place, the discharge line is buried to protect it from damage and maintain a clean, unobtrusive appearance on the property.
Basement Dehumidifier
To fully resolve the moisture concerns, we installed the SaniDry XP dehumidification system. This high‑capacity unit is designed to maintain relative humidity levels below 55%, effectively inhibiting mold growth and dust mite activity while promoting a healthier and more controlled basement environment.
