Seeping Fieldstone Foundation Wall
Persistent water seepage through the fieldstone foundation walls resulted in elevated moisture levels within the basement environment. To effectively manage this moisture intrusion and protect the space, the installation of a comprehensive waterproofing system was necessary.
Sinking Floors
Elevated humidity levels within the basement environment led to deterioration of the wood framing components. As a result, the existing lally columns were compromised and no longer able to provide adequate structural support for the floor system above. This loss of support caused noticeable floor deflection, resulting in a bouncy and uneven feel underfoot.
Basement Vapor Barrier
A CleanSpace® wall vapor barrier was installed along the fieldstone foundation walls to manage moisture intrusion and direct it into the newly installed WaterGuard® drainage system. This moisture barrier prevents water seepage from entering the basement air and interior space, instead capturing and channeling it directly to the drainage system for removal via the sump pump. Additionally, the WaterGuard system was installed at the wall-to-floor junction of the fieldstone foundation to intercept groundwater before it can migrate onto the basement floor or into the living space.
TripleSafe Sump Pump and SaniDry Dehumidifier
The TripleSafe™ sump pump system features a tiered, three-pump design consisting of a primary pump for everyday water management, a secondary pump to handle higher-than-normal water volumes, and a battery-powered backup pump that ensures continued operation during extreme water conditions or power outages. In addition, the SaniDry™ Sedona dehumidifier is a high-performance humidity control system engineered to efficiently reduce and maintain optimal basement humidity levels, helping protect the space from moisture-related issues such as mold, odors, and structural deterioration.
IceGuard
The IceGuard® system provides a fail-safe discharge point that allows water to safely exit the home if the primary discharge line becomes frozen or obstructed. By relieving pressure within the system and preventing backups, IceGuard adds an extra layer of protection against water intrusion and enhances overall sump pump reliability and homeowner peace of mind.
Bubbler Pot
A bubbler pot was installed at the termination point of the discharge line to allow water to safely disperse at grade and infiltrate the surrounding soil. This ensures controlled water release away from the foundation while preventing surface erosion and standing water near the home.
SmartJacks
The failing lally columns were removed and replaced with SmartJack® support systems to restore proper structural stability. Constructed from heavy-duty, galvanized steel, SmartJacks provide superior strength and corrosion resistance compared to traditional lally columns. Their adjustable design allows for precise load transfer and long-term adaptability, ensuring continued support even in the event of future settlement.
