Wet Basement
The basement experienced persistent moisture and elevated humidity levels, creating conditions that accelerated wood decay within the structural support system. As the wooden supports deteriorated due to prolonged exposure to moisture, their load-bearing capacity was compromised, raising concerns about the long-term structural integrity of the space. With plans to convert the basement into functional living space and enhance the home's marketability prior to sale, the homeowner sought a comprehensive waterproofing and structural repair solution to address both the water intrusion and resulting damage.
WaterGuard
WaterGuard® drainage was installed along the interior perimeter of the basement to intercept groundwater intrusion before it could enter and affect the basement space.
WaterGuard Connected to Sump Pump
The WaterGuard® drainage system was installed with a proper pitch to promote positive drainage toward the sump basin. As groundwater is collected within the system, it is directed to the sump pump, which automatically activates upon reaching a predetermined water level to efficiently discharge the water away from the home's foundation.
Drainage Matting
Drainage matting was installed across the basement floor surface to provide a controlled pathway for groundwater seepage and incidental moisture. The matting directs water toward the perimeter drainage system, promoting efficient collection and discharge while preventing water from accumulating on the basement floor.
CleanSpace
CleanSpace® vapor barrier was installed across the foundation walls and floor to fully encapsulate the basement environment. This durable moisture barrier helps isolate the space from ground moisture and water vapor intrusion, while directing any incidental moisture toward the drainage system for effective management. By reducing excess humidity and limiting moisture exposure to building materials, the CleanSpace® system helps mitigate conditions conducive to wood rot, mold growth, and other moisture-related deterioration.
Sump Pump and Dehumidifier
The SuperSump® sump pump system features a high-performance cast-iron Zoeller pump that can remove large volumes of water, helping keep basements dry and protected from flooding. It also includes an airtight lid, a WaterWatch® alarm, and a clog-resistant design that improves reliability while keeping out odors, insects, and debris. The SaniDry XP™ dehumidifier removes up to 109 pints of moisture per day and can be up to 10 times more effective than a standard dehumidifier, helping keep basements and crawl spaces dry, comfortable, and less prone to mold growth.
IceGuard
Water collected by the drainage system is directed to the sump pump and discharged safely away from the home through a dedicated discharge line. At the exterior, the IceGuard® discharge fitting is installed as a protective overflow mechanism, allowing water to escape if the line becomes blocked by ice or freezing conditions, thereby preventing system backups and ensuring continuous basement protection.
Soak Away
The SoakAway® system was installed to manage excessive discharge water and prevent surface ponding in the yard. Designed as an underground drainage solution, it disperses water into the surrounding soil through a stone-filled reservoir, allowing it to infiltrate gradually rather than collect on the surface. This helps maintain a drier lawn, reduces erosion, and improves overall drainage performance.
Buried Discharge Line
The discharge line was buried below grade to provide a clean, unobtrusive appearance while preserving the integrity and performance of the waterproofing system. This approach protects the line from surface damage, maintains efficient water discharge away from the foundation, and minimizes its visual impact on the landscape.
