Bad Floor Supports
The existing temporary lally columns and split wooden support posts had experienced structural deterioration and were unable to adequately transfer imposed loads to the foundation. This loss of support contributed to floor settlement, sagging, and increased floor bounce.
SmartJack Footing Excavation
Concrete and underlying soil were removed to prepare stable footing excavations, allowing for the placement of SmartJack® bases designed to effectively transfer structural loads.

Each footing was constructed with reinforced concrete, incorporating steel rebar to increase tensile strength and improve long-term structural performance under load.
SmartJacks Installed on Footings

Following installation, the SmartJack® assemblies were secured within concrete to increase structural stability and ensure effective load transfer. Their galvanized steel construction offers exceptional resistance to rust and corrosion, outperforming conventional painted steel lally columns in demanding basement and crawl space environments.
WaterGuard
To address chronic water intrusion, a WaterGuard® perimeter drainage system was installed along the leaking foundation wall. The system collects groundwater entering under hydrostatic pressure and channels it through a dedicated drainage pathway to the sump pump system, where it is expelled from the structure.
CleanSpace
To further control water infiltration, a CleanSpace® vapor barrier was installed on the foundation wall experiencing seepage. The durable membrane intercepts moisture migrating through the wall and channels it directly into the WaterGuard® drainage system for controlled removal.
Drainage System Connected to Sump Pump
Water collected by the WaterGuard® perimeter drainage system is conveyed directly into the UltraSump™ sump pump's airtight liner, where it can be efficiently managed and discharged away from the foundation.
UltraSump Sump Pump
The UltraSump® system delivers reliable groundwater management by actively evacuating water collected within the sump liner. Its integrated battery backup pump provides uninterrupted operation during electrical failures, ensuring continuous protection against basement flooding.
IceGuard
Groundwater expelled by the sump pump system is conveyed away from the structure through a dedicated discharge line. To ensure year-round performance, an IceGuard® anti-freeze discharge fitting was installed on the exterior discharge pipe, allowing water to escape if the line becomes blocked due to freezing conditions. The discharge line was subsequently buried to provide protection from environmental exposure while carrying water a safe distance from the foundation.
