Water Seepage Damaging Basement Floors
Water intrusion was observed entering through a basement closet area and migrating across the slab to the center of the basement floor. This uncontrolled water infiltration caused damage to the finished flooring materials and created conditions that threatened the integrity of the finished living space. Left unaddressed, continued moisture exposure could lead to further material deterioration, elevated humidity levels, and an increased risk of mold growth within the basement environment.
Failing Sump Pump
The existing sump pump system was ineffective at capturing and managing incoming groundwater, allowing water to accumulate within the basement. As a result, the system was unable to adequately protect the space from water intrusion, leading to periodic flooding and increasing the risk of damage to flooring, wall finishes, and other basement components.
WaterGuard
A WaterGuard® perimeter drainage system was installed along the foundation wall within the closet area to intercept groundwater seepage before it could enter the finished basement space. Installed beneath the concrete slab at the wall-floor joint, the system captures water at its point of entry and redirects it through a concealed drainage channel to the sump pump system for discharge. By managing water below the surface, WaterGuard helps maintain a dry basement environment while protecting finished materials from moisture-related damage.
TripleSafe Sump Pump
The TripleSafe® Sump Pump System was installed to provide comprehensive, multi-level protection against basement water intrusion. Featuring three independent pumps within a single liner, the system is designed to handle varying groundwater conditions and maintain reliable performance even during severe weather events. The primary pump manages everyday water volumes, while a secondary high-capacity pump activates during periods of heavy water infiltration. For added protection, a battery-powered backup pump automatically engages during power outages, ensuring continuous operation when it is needed most. This layered approach provides dependable water management, reduces the risk of basement flooding, and helps maintain a dry, protected basement environment year-round.
IceGuard
Water collected by the sump pump system is conveyed away from the home through a dedicated discharge line. As the discharge line exits the foundation and extends beyond the exterior siding, an IceGuard® discharge fitting was installed as a protective failsafe. In the event the exterior discharge line becomes obstructed by ice or freezing conditions, IceGuard allows water to safely escape through its engineered openings, preventing it from backing up into the sump system. This added layer of protection helps ensure continuous drainage year-round, reducing the risk of basement water intrusion, flooding, and moisture-related damage.
Bubbler Pot
A LawnScape™ outlet was installed at the termination point of the discharge line to facilitate the controlled dispersion of water away from the foundation and into the surrounding soil. The discharge line was then buried below grade, protecting it from surface damage while maintaining the appearance of the landscape. This approach provides an effective and unobtrusive means of managing discharged water, ensuring proper drainage without detracting from the home's curb appeal.
