Foundation Wall Crack
A crack in the foundation wall allowed water intrusion into the basement, resulting in standing water on the floor. The homeowner was concerned that continued leakage could lead to more significant moisture issues, including damage to stored belongings, elevated humidity levels, and the development of musty odors and mold-friendly conditions within the basement environment.
FlexiSpan
To permanently address the leaking foundation wall crack, a FlexiSpan® crack repair system was installed. The repair process began with the application of a flexible sealant along the length of the crack, followed by the placement of a porous drainage strip designed to capture any future seepage. The entire assembly was then covered with an impermeable membrane and integrated with the basement waterproofing system, allowing any infiltrating water to be safely directed away from the basement. Unlike rigid epoxy injections, the FlexiSpan system remains flexible, accommodating minor foundation movement while maintaining a long-lasting watertight seal.
Drainage Path
To facilitate the integration of the crack repair system, a section of the basement concrete floor was removed and a WaterGuard® drainage channel was installed. The FlexiSpan® system was then connected directly to the WaterGuard®, creating a complete water-management solution. This configuration allows any water entering through the foundation wall crack to be captured by the FlexiSpan drainage strip and directed into the WaterGuard® system, where it is safely channeled beneath the basement floor and away from the living space. By preventing water from reaching the basement interior, the system provides long-term protection against leaks, moisture damage, and damp conditions.
Corner Channel
For enhanced protection against future water intrusion, a corner drainage channel was installed adjacent to the FlexiSpan® system to capture any additional seepage that may develop along the floor-to-wall joint. Once the drainage components were in place, the excavated section of the basement floor was restored with concrete, returning the floor to its original condition. This integrated waterproofing solution ensures that any water entering the area is intercepted and directed into the drainage system beneath the slab, where it can be safely managed before reaching the basement interior.
