Wet Basement

In addition, inadequate structural support beneath the home had allowed sections of the floor system to settle, resulting in noticeable sagging and uneven floors above. To address both the moisture and structural concerns, the homeowner needed a comprehensive, long-term solution designed to keep the basement dry, improve air quality, and restore proper support to the home's flooring system.

The outdated basement window was replaced with a modern, energy-efficient unit designed to improve both performance and appearance. The new window allows for increased natural light and ventilation through its operable sliding design while providing a more reliable barrier against water intrusion. As a result, the homeowner now benefits from a brighter, more functional basement space with enhanced protection from moisture-related issues.
WaterGuard
Our crew installed the WaterGuard® Drainage System along the interior perimeter of the basement at the foundation footing. Engineered to capture seepage from the surrounding soil before it can reach the basement floor, WaterGuard intercepts and redirects water through a dedicated drainage channel. The collected water is then conveyed to the sump pump system, where it is safely discharged away from the home, providing reliable, long-term protection against basement water intrusion.
WaterGuard Concreted
Following a flood test to confirm proper water flow and system performance, the WaterGuard® Drainage System was encapsulated with concrete to permanently secure it beneath the basement floor. This process restores the floor's appearance and functionality while leaving a discreet drainage channel in place, creating a clean, seamless finish that provides long-term protection against water intrusion.
TrenchDrain
TrenchDrain™ was installed as a surface drainage solution to capture water entering through the bulkhead entrance and other vulnerable access points. This system is especially effective in areas where the WaterGuard® Drainage System cannot be installed due to structural or accessibility limitations. By collecting surface water and directing it into the basement waterproofing system, TrenchDrain helps prevent water from reaching the basement floor and works seamlessly with the overall drainage network to provide comprehensive protection against water intrusion.
Basement Sump Pump and Dehumidifier
The UltraSump® Sump Pump System was installed to provide dependable protection against basement flooding by automatically collecting and discharging water away from the foundation. Equipped with a battery-powered backup pump, the system continues to operate during power outages, ensuring the basement remains protected even during severe weather events when primary power may be unavailable. To further improve the basement environment, we installed a SaniDry™ XP Basement Air System to maintain healthy humidity levels and reduce the conditions that contribute to musty odors, mold growth, and pest activity. For added convenience and efficiency, moisture removed from the air is automatically drained directly into the waterproofing system and sump pump, providing continuous, maintenance-free operation without the need to empty collection trays.
IceGuard
Water collected by the sump pump system is discharged safely away from the home's foundation through a dedicated discharge line. To provide additional reliability, an IceGuard® Discharge Line System was installed on the exterior discharge line. This patented component serves as a fail-safe outlet, allowing water to escape even if the discharge line becomes frozen or obstructed. By preventing backups that could cause water to re-enter the basement, IceGuard helps ensure the waterproofing system continues to protect the home year-round, even during harsh winter conditions.
Bubbler Pot
A LawnScape™ Outlet (bubbler pot) was installed at the termination point of the discharge line to allow water from the sump pump system to disperse efficiently into the surrounding soil at a safe distance from the foundation. This outlet promotes proper drainage while helping to prevent erosion and water from cycling back toward the home. To provide a clean appearance and protect the drainage components from damage, the discharge line was then buried beneath the surface, creating an effective and unobtrusive water management solution.
SmartJack Footing with Rebar
Unlike the temporary adjustable posts that had previously been used to support the floor system, the SmartJack® Support System was installed on engineered concrete footings designed for long-term structural performance. Each footing was reinforced with steel rebar to increase load-bearing capacity and distribute weight more effectively to the underlying soil. This creates a stable foundation for the SmartJack posts.
Leveled Footings
After the footings were poured, they were carefully finished and leveled to create a stable, uniform bearing surface for the SmartJack® Support System. Establishing a level foundation is critical for proper load transfer, ensuring each SmartJack can be accurately adjusted to provide consistent structural support and maximize the system's long-term performance.
SmartJack Completed Installation
The SmartJack® Support System was installed to provide precise, long-term structural support for the sagging floor system above. Each galvanized steel support post is fully adjustable, allowing our team to carefully transfer the load and, when conditions permit, lift settled beams and floor joists toward their original position. This helps reduce floor sagging, minimize bounce, and improve overall structural stability. Constructed from heavy-duty, corrosion-resistant galvanized steel, SmartJacks are engineered for durability in basement and crawl space environments. Once properly adjusted, the posts were secured on their reinforced concrete footings and integrated into the basement floor, creating a permanent support solution that restores confidence in the home's structural integrity and provides reliable performance for years to come.
