Rusted Lally Columns
Long-term exposure to elevated moisture levels in the basement accelerated corrosion of the temporary support columns, compromising their load-bearing ability. This structural deterioration allowed the floor framing system to settle, leading to significant floor sagging and increased floor bounce.
Concrete Removal for Footings
Excavation of the concrete slab and underlying soil was completed at the designated SmartJack installation locations to accommodate the construction of engineered, high-capacity footings.
Footings with Rebar
Steel reinforcing bars were interconnected to form a rebar matrix and encased in concrete, creating a reinforced footing with enhanced strength and durability. The rebar increases the footing's resistance to tensile forces, helping prevent cracking and improving its ability to distribute structural loads.
Leveled Footings
Each footing was precision-leveled to ensure proper load distribution and optimal SmartJack® performance. Following the concrete curing process, the SmartJack system was installed atop the reinforced footings, creating a secure load path from the floor system to the ground below. This engineered foundation enables the supports to safely carry structural loads while reducing the potential for differential settlement and ongoing floor movement.
Smartjacks with Supplemental Beam
Supplemental beams were installed beneath the floor joists to improve load distribution and enhance the overall structural performance of the floor system. The fully adjustable SmartJack® supports were then positioned beneath these beams, with the top brackets securely fastened to create a direct load path. This configuration allows the SmartJack system to effectively lift, stabilize, and permanently support the floor framing.
Failing Sump Pump
The existing sump pump system was unable to effectively collect and discharge groundwater from the basement, allowing excess moisture to accumulate. Prolonged exposure to elevated moisture levels contributed to wood rot, mold growth, and an increased risk of damage to stored belongings. To provide reliable, long-term protection, a comprehensive waterproofing solution was recommended to maintain a dry and healthy basement environment.
WaterGuard
WaterGuard® is a sub-floor perimeter drainage system installed at the foundation footing level to intercept groundwater before it can enter the basement living space. The system is placed within a bed of clean, crushed stone to facilitate efficient water collection and is installed with a precise pitch that directs water toward the sump pump system for discharge. Once installed, the drainage channel is concealed beneath a new layer of concrete, restoring the floor surface to grade while providing a discreet, long-term waterproofing solution.
TrenchDrain
TrenchDrain® was installed as a surface drainage solution to effectively collect and redirect water around existing utilities and other site conditions that prevented traditional drainage system placement. Integrated with the WaterGuard® perimeter drainage system, TrenchDrain captures surface water from the basement floor and channels it into the interior drainage network, where it is directed to the sump pump system.
TripleSafe Sump Pump
The TripleSafe® sump pump system was installed to provide reliable, multi-level protection against basement water intrusion. Featuring three independently functioning pumps, the system is designed to handle varying groundwater conditions while maintaining continuous operation during high-volume water events and power outages.
SaniDry XP Dehumidifier
The SaniDry XP® dehumidification system was installed to control excess humidity and improve overall air quality within the basement. By continuously removing moisture from the air, the system helps prevent mold growth, reduce musty odors, and create a healthier, drier environment.
