Wet Basement
Water was actively infiltrating the basement through multiple cold joints, resulting in standing water across the basement floor. These conditions rendered the space unsuitable for safe storage use and created an elevated risk of excessive humidity, mold growth, and moisture-related deterioration of wooden structural components, potentially compromising the integrity of the floor system over time.
WaterGuard
Due to prolonged moisture intrusion and resulting water damage, existing finished flooring materials required removal. To permanently manage groundwater infiltration, the WaterGuard® drainage system was installed along the interior perimeter of the basement, above the foundation footing. This system is designed to intercept and channel water seepage before it reaches the basement living area.
TrenchDrain
To address surface water intrusion at the basement entrance, a TrenchDrain system was installed directly in front of the bulkhead doorway. This drainage solution is designed to intercept and collect water from precipitation and runoff before it can enter the basement area.
FlexiSpan
To address water infiltration through foundation wall cracks, the FlexiSpan® crack repair system was installed at identified crack locations. This waterproofing solution is specifically designed to accommodate normal foundation movement while creating a permanent drainage pathway for moisture entering through the cracks. Any water collected by the system is directed into the WaterGuard® perimeter drainage system, where it is safely channeled away from the basement, helping maintain a dry and protected environment.
TripleSafe Sump Pump
The WaterGuard® drainage system collects and channels groundwater seepage to the TripleSafe® Sump Pump System for controlled discharge from the home. The TripleSafe® system incorporates three levels of protection: a primary high-capacity pump for everyday operation, a secondary pump that activates during periods of heavy water inflow or primary pump failure, and a battery-powered backup pump designed to continue protecting the basement during power outages. This multi-pump configuration provides reliable, year-round protection against basement flooding and water damage, even during severe weather conditions or unexpected system interruptions. To address elevated humidity levels and improve overall basement air quality, a SaniDry™ XP high-performance dehumidification system was installed. Engineered specifically for below-grade environments, the system continuously removes excess moisture from the air, helping to maintain optimal humidity levels while reducing the potential for mold growth, musty odors, and moisture-related deterioration of building materials. By creating a drier and healthier environment, the SaniDry™ XP enhances the long-term protection and usability of the basement space.
IceGuard
Water collected by the TripleSafe® Sump Pump System is discharged from the home through a dedicated exterior discharge line. To ensure reliable operation during freezing temperatures, an IceGuard® discharge line protection system was installed on the exterior portion of the discharge line. Designed as a fail-safe mechanism, IceGuard® allows water to safely escape from the system in the event the discharge line becomes obstructed by ice or other blockages, preventing water from backing up into the basement. This added layer of protection helps ensure continuous and effective water removal under a wide range of weather conditions.
Bubbler Pot
A LawnScape™ discharge outlet was installed at the termination point of the discharge line to facilitate the safe dispersal of water away from the foundation. This outlet is designed to allow discharged water to flow efficiently into the surrounding landscape while minimizing erosion and preventing water from recirculating toward the home. To enhance the system's appearance and protect the discharge piping from damage, the discharge line was subsequently buried below grade.
