Wet Basement
Water intrusion was occurring through cold joints in the basement foundation, allowing moisture to migrate into the wall assembly. Over time, this trapped moisture accumulated between the fieldstone foundation walls and the finished wood-framed walls, creating conditions conducive to material deterioration. Prolonged exposure to elevated moisture levels resulted in damage to both the foundation and finished wall systems, while also creating an environment favorable to mold growth. Due to the extent of the moisture-related deterioration and associated microbial concerns, the existing finished wall materials required removal.
Basement Floor Removal
To facilitate the installation of the WaterGuard® perimeter drainage system, a section of the basement floor was removed along the interior foundation perimeter. The underlying soil was then carefully excavated to create the necessary drainage trench. This process allowed the WaterGuard® system to be positioned above the foundation footing, where it can effectively intercept groundwater seepage and direct it to the sump system before it reaches the basement living area.
WaterGuard
Following installation, the WaterGuard® drainage system underwent a controlled flood test to verify proper water collection and confirm unobstructed drainage to the sump pump system. Once system performance was validated, the drainage trench was restored with concrete and finished flush with the existing basement slab, providing a seamless appearance while preserving full functionality of the waterproofing system.
TrenchDrain
To manage surface water intrusion at the basement entrance, a TrenchDrain™ system was installed across the threshold as a primary line of defense against water entering the space. This surface drainage solution is designed to intercept water at the floor level and convey it directly into the WaterGuard® perimeter drainage system. Once captured, the water is efficiently routed to the sump pump system for discharge, helping to prevent water accumulation and maintain a dry basement environment.
TripleSafe Sump Pump
The TripleSafe® Sump Pump System serves as the central discharge component of the waterproofing system, receiving water collected by the WaterGuard® drainage network and pumping it safely away from the foundation. Engineered with three independent levels of protection, the system includes a primary pump for normal operation, a secondary high-capacity pump for periods of increased groundwater intrusion or primary pump failure, and a battery-powered backup pump that continues operation during electrical outages. This redundant design provides reliable, uninterrupted basement protection and significantly reduces the risk of flooding under adverse conditions.
SaniDry XP Dehumidifier
To address elevated humidity levels and improve overall environmental conditions within the basement, a SaniDry™ XP high-performance dehumidification system was installed. Designed specifically for below-grade spaces, the system continuously removes excess moisture from the air, helping to maintain relative humidity within an acceptable range. By controlling airborne moisture, the SaniDry™ XP reduces the potential for mold growth, musty odors, condensation, and moisture-related deterioration of building materials, contributing to a healthier and more comfortable basement environment.
