Wet Garage
Persistent water intrusion was occurring through the foundation's cold joints, allowing groundwater to enter the garage during periods of precipitation and hydrostatic pressure. This recurring seepage routinely flooded the garage, rendering it unsuitable for storage and causing the homeowner concern about potential damage to vehicles and stored belongings.
Failing Sump Pump
The existing sump pump system in the garage was inadequately designed and positioned to effectively collect and discharge infiltrating water. As a result, water bypassed the system, leading to continued water intrusion and flooding within the garage.
WaterGuard
WaterGuard® was installed along the interior perimeter of the garage to intercept groundwater at the foundation footing and direct it to a dedicated sump system for safe discharge before it could enter the living space.
WaterGuard Concreted into Foundation Floor
Following a successful flood test to confirm proper water collection and drainage, the WaterGuard® system was permanently integrated into the garage floor by encasing it in concrete. This installation method preserves the system's functionality while providing a clean, seamless, and unobtrusive finished appearance.
Garage Entrance Surface Drainage
A Spee-D Channel™ surface drainage system was installed across the garage entrance to intercept and capture surface water before it could enter the structure. Collected water is then directed into the home's drainage system, where it is conveyed to the sump pump and safely discharged away from the foundation.
TrenchDrain
TrenchDrain™ surface drainage systems were installed at entryways and around permanent utility penetrations where standard perimeter drainage could not be utilized. These systems are designed to intercept and collect surface water at vulnerable access points while seamlessly integrating with the WaterGuard® drainage network, ensuring continuous water capture and efficient conveyance to the sump system for discharge.
TripleSafe Sump Pump
A TripleSafe™ Sump Pump System was installed to provide reliable, year-round protection against groundwater intrusion. Featuring three levels of pumping capability, including a battery-powered backup pump, the system is designed to maintain drainage performance during high-volume water events and power outages, ensuring collected water is effectively discharged away from the foundation.
Discharge Line
Water collected by the drainage system is conveyed from the garage through a dedicated discharge line. At the point where the discharge line exits the home, an IceGuard® discharge fitting was installed to provide an emergency escape route for water in the event the exterior discharge line becomes obstructed by ice, debris, or other blockages. This safeguard helps ensure the sump system can continue operating during freezing conditions, reducing the risk of water backing up into the structure. At the termination point of the discharge line, a bubbler pot was installed to facilitate the controlled dispersion of discharged water into the surrounding soil. This promotes effective drainage away from the foundation while minimizing the potential for erosion, standing water, and soil saturation near the home. The discharge line was then buried below grade to protect it from physical damage and environmental exposure while providing a clean, unobtrusive appearance. This installation method ensures reliable long-term performance and allows water to be safely discharged away from the foundation, reducing the risk of future water intrusion.
