Wet Unfinished Section of Basement
As shown in the photo, the unfinished portion of the basement exhibited signs of water intrusion. Concern about moisture migrating into the finished living space-and the potential damage it could cause-was entirely justified. If not properly addressed, ongoing water infiltration can lead to costly issues such as material deterioration, mold growth, and compromised structural components.
Basement Drainage System with Radon Seal
Concrete along the basement perimeter was removed to allow for the installation of the WaterGuard® perimeter drainage system equipped with a radon‑seal strip. This system intercepts groundwater at the wall‑floor joint before it reaches the interior space and channels it directly to the sump pump for controlled discharge. The integrated radon‑seal strip forms an airtight barrier that helps prevent radon gas from migrating into the basement while still permitting water to enter the drainage system effectively.
Surface Drainage with Radon Seal
The TrenchDrain™ surface drainage system was installed in locations where basement utilities could not be relocated. This system is designed to intercept and redirect surface water while also capturing any moisture that enters along the slab. TrenchDrain integrates seamlessly with the WaterGuard® perimeter system, creating a continuous drainage path that channels all collected water directly to the sump pump for removal. Similar to WaterGuard, this component is equipped with radon‑mitigating features that help prevent soil gases from entering the basement while still allowing efficient water capture.
TripleSafe Sump Pump
The TripleSafe™ Sump Pump System consists of three integrated pumps: a primary pump for routine groundwater removal, a high‑capacity secondary pump to manage increased volumes during heavy rainfall or rapid snowmelt, and a battery‑powered backup pump that activates during power interruptions or primary pump failure. This multi‑layered design ensures uninterrupted operation and provides maximum protection, keeping the basement reliably dry under all conditions.
Discharge Line Freeze Prevention
Water is discharged from the home through an exterior drainage line. An IceGuard® freeze‑protection device is installed on this line to allow water to escape even if the discharge pipe becomes blocked by ice or other obstructions. This failsafe prevents water from backing up into the sump basin, ensuring uninterrupted pump operation and maintaining a consistently dry basement.
Bubbler Pot
A bubbler pot was installed at the termination point of the discharge line to disperse water efficiently into the surrounding soil, preventing surface pooling and the formation of soggy or saturated lawn areas. The discharge line was then buried to maintain proper function while preserving the yard's overall appearance.
Radon Mitigation System
To reduce elevated radon concentrations, a comprehensive radon mitigation system was installed. A dedicated extraction point was cored through the basement slab to access the sub‑slab soil. A PVC vent pipe was then connected to the extraction point and routed to the exterior of the home. An exterior‑mounted radon fan was installed to actively draw radon‑laden air from beneath the foundation and expel it through a vertical discharge line extending above the roofline, ensuring safe dispersion of the gas away from the living environment. The basement is now both dry and safe, providing a suitable and healthy space for the homeowner's young daughter to enjoy.
