Sunken Concrete
Over time, voids can develop beneath concrete slabs due to soil consolidation, washout, or organic material breakdown. As these gaps expand, the concrete loses support, leading to gradual settlement and cracking. In this homeowner's case, they observed progressive sinking of their garage apron over a three‑year period. Our inspection confirmed that the slab had settled approximately two inches due to the underlying soil voids.
Sunken Garage Apron Issues
The settlement of the garage apron created a noticeable elevation difference between the driveway and the garage floor, making it difficult for the homeowner to smoothly maneuver their vehicle in and out of the garage. This loss of a proper transition affected both the functionality of the space and the overall visual appeal, which were the homeowner's primary concerns.
Garage Apron Repair
Our crew first used precision slab jacks to realign the garage apron, restoring the correct pitch and ensuring a seamless transition between the existing garage slab and the adjoining asphalt. Once the slab was accurately positioned, we injected PolyLevel®-a high‑density, structural polyurethane foam-beneath the apron. This material expands to fill voids, reestablishes uniform support, and provides long‑term stabilization of the concrete.
