Design Specialist, Victor Tapia, visited the home to provide a free home inspection. Although many people consider a French Drain (an outside perimeter drainage system), Victor explained how trenching outside the exterior of the foundation wall can be harmful. With durable soil being removed from along the foundation walls, the structural integrity is at risk, especially an old cobblestone foundation. This could cause basement walls to bow, lean, and even collapse. Victor instead recommended an indoor perimeter waterproofing system. This system is composed of our WaterGuard perimeter drainage, UltraSump sump pump, and CleanSpace vapor barrier. The system collects water along the border of the foundation and distributes it to the sump pump basin. From there, the sump pump expels water safely out of the home through an exterior discharge line. The CleanSpace vapor barrier captures any additional water that seeps through the wall and filters it to the WaterGuard system. With the wall encapsulated, moisture in the basement is also alleviated.

Fieldstone Foundation Waterproofing in Lowell, MA

Donald D. of Lowell, Massachusetts has a fieldstone foundation that leaked during heavy rains. He was tired of the cleanup process and was concerned for his storage space. Looking to make sure the basement stayed permanently dry, he reached out to Erickson Foundation Solutions.

An appointment was made for our Design Specialist, Tom Armano, to go out to the home and provide a free home inspection. After identifying the different areas of the basement that were prone to water seepage, Tom recommended installing WaterGuard perimeter drainage and UltraSump sump pump system. After a quick walkthrough with Donald, our installation crew started work on the project by chipping concrete out along the inner perimeter of the basement. This was done to make space for the WaterGuard system. After the debris was removed, WaterGuard was installed along the fieldstone foundation and encased in crushed stone. WaterGuard's primary function is to capture water along the foundation border and deliver it to the sump pump basin. This French Drain style system is much safer than an exterior French Drain, as digging out soil outside of the fieldstone foundation walls puts them at risk of encountering structural problems.
Our crew dug out the sump basin and WaterGuard simultaneously. They dug 24 inches underneath the foundation floor at the lowest point of the basement to ensure a downward flow of water. The UltraSump sump pump was then put into the basin. The UltraSump comes with a battery-powered backup pump to ensure that water gets pumped out of the home even in the event of a power outage. Once in place, it was connected to the WaterGuard system, and everything was cemented in place. An exterior discharge line was then added to the sump pump system to dispose of water in the front yard, a safe distance away from the home. IceGuard was built into this plumbing system to prevent water from freezing in the pipes, ultimately saving the basement from being at risk of flooding.

Once all systems were installed and checked, the crew made sure to leave the workspace clean and tidy. Foreman Ryan Champane then performed a final walkthrough with Donald to answer any unanswered questions and present the work that was done.

Eliminating Water and Condensation from Finished Basement, Lowell, MA

Tara T. of Lowell, Massachusetts had just moved into her forever home. Right after purchasing the home, she noticed water pooling under the floors of her finished basement every time it rained. Tara wants to use the finished basement space but cannot do so with the amount of water that makes its way through the foundation. She trusted our Erickson Foundation Solutions team to waterproof her basement and help eliminate the mold that has formed as a result of the flooding.

After reaching out to one of our Customer Care Specialists, we set up an appointment for a Design Specialist to conduct a free inspection of Tara's home. Our specialist recommended installing our WaterGuard perimeter drainage system, TripleSafe sump pump, and SaniDry Sedona dehumidifier. This system works by capturing water around the perimeter of the basement through our WaterGuard drainage, and then diverting it to our TripleSafe sump pump. From there, water is pumped out of the home through an exterior drainage line, where it is safely discarded. Our installation crew chipped out the entire perimeter of the basement slab and created space for the WaterGuard system to be installed. They then filled the dug out area with crushed stone to prevent the perimeter drainage from clogging. Once that was installed, a basin for the sump pump to sit in was made. With the TripleSafe sump pump in place, the WaterGuard system was connected to it. Everything was then cemented into the foundation. We then added an exterior discharge line to the sump pump, which included our IceGuard technology. IceGuard allows water to flow freely in freezing temperatures, which prevents frozen pipes. Lastly, the SaniDry Sedona dehumidifier was installed. This high-powered dehumidifier eliminates condensation from the home, providing healthier air quality and alleviation of toxins such as mold.

This created a fully waterproofed system that will permanently protect Tara's home from water and condensation. She can enjoy her finished basement with peace of mind knowing that it will remain dry.

Elevated Radon Levels

A homeowner in Lowell, Massachusetts has owned their home for over a decade. They have periodically tested their home for radon over the past couple of years, and the levels were typically low. However, the levels recently rose to around 7 pCi/L, causing the homeowner to become concerned. They contacted EFS for a radon inspection, and our Design Specialist, Tom Armano, met with them to design a radon mitigation system to collect radon from the basement.

 

Our installation team began by cutting a small circular hole out of the concrete to create an extraction point for the radon mitigation system. We then secured a radon pipe to the extraction point and guided it to the exterior of the home, where we installed our Radon Fan on the side of the home. The team attached more radon pipe to the fan and fed it up the side of the home until it cleared the roofline, ensuring that radon could not re-enter the home. The team tested the fan to make sure the system was working properly and left the homeowners a Charcoal Test Kit, which they could use to retest the radon levels in about a week.

 

The homeowners were very pleased with the project. Mike and Kyle installed the system in just a couple of hours and left the job site clean and tidy, making it seem like no one was ever there.

Water Seepage into Basement, Lowell, MA

A homeowner in Lowell, Massachusetts, has lived in their home for the past 20+ years. After they installed an addition to the home a couple of years ago they noticed water begin to seep into the basement of their home. They have a sump pump already installed in the basement but the water isn't reaching the pump. They decided to call EFS for a free inspection of their basement and our Design Specialist Tom, recommended installing WaterGuard and a SaniDry Sedona to help with the water and moisture in the basement. 

Our installation team began by chipping out 47' of concrete to the left of the existing SuperSump. Once the concrete was chipped the team inserted our WaterGuard into the trench and performed a water test to confirm that water will run from the drainage to the sump pump. After we completed the test, the team then used concrete to lock the WaterGuard in place. While the concrete was curing the team set up the SaniDry Sedona dehumidifier next to the sump and fed the discharge line into the sump pump. 

The homeowner was pleased with the results of the project and hasn't seen any water seepage since EFS installed the WaterGuard and the SaniDry Sedona. 

Concrete Cracking From Next Door Condo, Lowell, MA

The owner of a Condo in Lowell, Massachusetts, has a long crack in the foundation of the garage where the Condo was sitting next to them. The Condos were built on a slight hill, so all of the Condos were offset by a couple of feet. So the pressure of the bottom of the uphill Condominium was pushing on the foundation of the lower Condo causing a horizontal crack across the entire foundation wall in the garage. The owners of the condo decided to call in the property management team for their condominiums. The property management group decided to call EFS. We had done foundation work for this property management group before so we were their first call. Our Project Manager/ Design Specialist Nate looked at the foundation crack and recommended installing Helical Wall Anchors to stabilize the wall and Crack Injection to seal the crack. 

Our team arrived on site and began prepping the foundation for our Helical Anchors. Our team marked out where each of the 7 Helical Anchors will be installed. The anchors will be spaced apart every couple of feet. Our team then used a coring drill to make a circular hole in the foundation wall so were could send our helical anchor into the soil behind the wall. To drill in the Helical Anchors the team had to use a hydraulic handheld. The team pressurized each anchor to 1800 PSI so they could stabilize the wall. Once to pressure the team secured a large plate on the end of the helical rod to disperse the pressure along the wall. Once all of the plates were secured, the team installed Cracks Injection to the horizontal crack across the width of the wall. Following the crack injection, the team then installed our Hide-A-Way Covers over the plates on the foundation wall to conceal the galvanized plates in the garage of the Condo. 

The homeowners were very pleased with the results of the project. Before the project, the homeowner didn't think they were going to find a sustainable solution for the condo but EFS recommended and installed a great solution. 

 

Concrete Cracking From Next Door Condo, Lowell, MA - Photo 1
Sagging Bouncy Floors, Lowell, MA

A homeowner in Lowell, Massachusetts, was experiencing sagging and bouncy floors on the main level of their home. The homeowner wanted the floors to be fixed correctly so they reached out to EFS. The crawlspace was part concrete and part dirt, and some of the supports were sinking. Our design specialist Isaac H. recommended adding supports in the crawlspace to stop the floor from sagging and bouncing. 

Our team installed a combination of lally columns, SmartJacks, and Supplemental beams to stabilize the floor of the home. Our team first prepped to install the supports by removing the old supports and installing temporary supports in the crawlspace. For each new support, the team poured a new footing. The team had to chip out old concrete and pour a new base for each support. After the team poured new bases for each support the team started installing the new supports. The team installed 7 lally columns and 5 SmartJacks with a 20' Supplemental Beam. Once all of the supports are installed the team poured concrete over the footings of the supports to make sure the supports won't move. 

The homeowner was very happy that we solved their sagging and bouncy floor issue. They no longer have to worry about the floors anymore.

When they first purchased the home in 2005 they noticed only a slight settlement, but 17 years later the settlement had gotten significantly worse. The problem had gotten so bad the team placed concrete pavers over the sinking slab to reduce the tripping hazard. Our design specialist Stephen recommended using PolyLevel to lift and level the concrete patio. 

Our production team started the project by removing the pavers from the sunken section of concrete. After the pavers were removed the team started drilling port holes in the concrete slab. The team used a 1/2" drilling bit to drill a hole through the concrete so we can inject PolyLevel underneath the slab. The team then injected PolyLevel under the slab to lift the slab up bit by bit. The team lifted the slab by about 3". They made sure the slab was level and flush with the slab next to it. 

The homeowner was very pleased with the solution we provided. The homeowner no longer has to worry about the slab on their front walkway sinking anymore.

A homeowner in Lowell, Massachusetts, had an issue where the foundation was shifting. The home was built in the 1920s, and the homeowners have lived here for the past four years. Our production team installed five columns in the basement and secured them to the beam above. To secure the lally in the basement the team had to chip out a section of concrete. The team created a sturdy base by using a combination of engineered fill and concrete. The team placed the lally on top of the base and attached it to the beam above and cast the base of the support in concrete so it won't move.
