Cracked Garage Foundation

A homeowner in Merrimack, New Hampshire, noticed some cracks in their garage about six years ago. Over time, the cracks grew larger and began to worry the homeowner. They contacted EFS for a free inspection. Our Design Specialist, Bryan Barnard, inspected the cracks and found that foundation movement had caused them. Bryan recommended installing five Geolock Anchors to the garage foundation to protect it from further movement and cracking.

 

Our installation team marked where each Geolock Anchor would go on the exterior of the garage. Then, they measured 10 feet from the foundation wall into the garage slab to create a trench inside the garage. Afterward, the team dug down a few feet to install the Geolock plates. They sent a galvanized rod from the outside of the garage through the foundation and into the trench. Then, the team used Geolock plates to secure each side of the rod, tightened it, and slowly used leverage to stabilize the foundation wall. After each rod was tightened, the team backfilled the trench and repoured concrete to match the slab.

 

Once the installation was complete, the team explained to the homeowner what they had installed and answered any questions they had.

Failing Foundation Wall Under Back Porch, Merrimack, NH

A homeowner in Merrimack, New Hampshire, had purchased the home about a year and a half ago. After they purchased the home they noticed a crack in the foundation wall under their back porch. After living in the home for almost two years they saw the crack in the foundation get worse and wanted to find a solution. The homeowners called EFS for a free inspection of their foundation. Our Design Specialist Liam FitzPatrick met with the homeowner to talk about their concerns. After learning about their concerns Liam then inspected the foundation of the home and proposed a solution. Liam recommended installing 3 Geolocks and 3 Push Piers onto the failing foundation wall. The Geolocks will prevent any horizontal movement while the Push Piers will prevent any vertical movement. 

Our installation team led by Neal Foley began by removing the soil in front of the foundation wall so we could prepare to install our products. After the soil was removed we began installing our Geolocks on the foundation wall over the diagonal crack in the foundation wall. After the Geolocks were installed we then moved on to installing our Push Piers to the footing of the foundation and slowly lifted on the foundation wall. After the piers and wall anchors were installed the team then backfilled all of the soil. 

The homeowners were very pleased with the results of the project.

Protecting Floors Inside Home By Installing New Supports and Controlling Moisture, Merrimack, NH

This homeowner in Merrimack, New Hampshire has lived in a mobile home since 1997. About a decade ago they felt a change in the supports under the home. They decided to call EFS for a free inspection of their mobile home. Our Design Specialist Liam FitzPatrick met with the homeowner and walked through the concerns that they had. The homeowner was concerned with the home slanting and moisture entering the home and potentially ruining their beautiful hardwood floors. During Liam's inspection, he suggested installing new supports under the home, installing encapsulation, and having a strong dehumidifier to control the humidity under the home. 

Our Installation Team led by Nick Carelli began by replacing the old supports under the mobile home with new supports. In total, we replaced 12 supports to strengthen the floor system. Next, the team laid TerraBlock and CleanSpace under the home to separate the soil from the home and allow them to gain control of the humidity under the home. After the space under the home was encapsulated the team lastly installed our SaniDry Sedona to take moisture out of the air under the home. 

The homeowner was very happy with the product that our team installed. The homeowners no longer have to worry about the floors in their home getting ruined by moisture or sagging floor systems. 

A Newer Home Has Water Entering Their Basement, Merrimack, NH

This homeowner in Merrimack, New Hampshire built their home 5 years ago and has recently found water entering their basement. This is the first time that have seen water enter the basement. The homeowners would like to address the issue immediately so they reached out to EFS for a free inspection of their basement. Our Design Specialist Victor recommended installing 65' of WaterGuard into one corner of the basement and also installing a TripleSafe and IceGuard to collect and keep water out of the basement.

Our installation team began by chipping out the concrete around the perimeter of the basement so we could install our WaterGuard and TripleSafe. The team first installs the sump pump in the corner of the basement and then plumbed it to the exterior of the home where we installed an IceGuard and a 10' Exterior Drainage Line. After the team plumbed the TripleSafe we then moved on to installing the WaterGuard. The team laid 65' of WaterGuard that will lead to the TripleSafe. Any water that enters the perimeter drainage will be channeled into the sump pump basin and then go through the pump and be sent out and away from the home. 

The homeowners were very pleased with the results of the project and that they no longer have to worry about water entering their basement. 

Activating a Passive Radon System, Merrimack, NH

A homeowner in Merrimack, New Hampshire, had a passive radon system installed in their home. They use their basement frequently and wanted to activate the passive system. The homeowners decided to reach out to EFS to look at their home for activating the passive system. Our Design Specialist Victor explained the process of activating the system and drew up a plan to activate the system.

Our Installation team began by installing a fan to the existing passive system. Installing a fan to the existing PVC piping will activate it. The fan will begin to pull radon-filled air from beneath the home and send the radon out of the home. 

The homeowner was happy with the results of the activation of their passive system. 

Covered Porch had Sunk, Merrimack, NH

A homeowner in Merrimack, New Hampshire, has lived in their home for the past 25 years, and about a year ago they cracked a window in their covered porch. The window had cracked because one of the supports under the porch had sunk 6". The homeowner was able to jack the support back up but wanted to find a permanent fix. The homeowner reached out to EFS for a free inspection of their covered porch and its supports. Our Design Specialist Jason Vachon recommended using 2 EZ posts to replace the old and sinking supports of the covered porch. 

Our installation team arrived at the home and set up temporary supports so we could remove the old sinking supports. Once the temp supports were set up the team then removed the old supports. The team then began installing the 2 EZ posts. The EZ posts are 3' long galvanized metal posts with a screw on the end to lock them in place underground. The team used a hydraulic drive head to screw the EZ post under the covered porch until they reach 1000psi. Once the 2 posts were pressurized to 1000psi each the team then capped each post and installed our bracket and cut 6x6 pressure-treated wood to attach to the bracket to the bottom of the porch. The team secured the top and bottom of the 6x6s with long screws. After the 2 EZ posts have secured the team then removed the temporary supports and the job was complete.

The homeowner was very happy with the results of the project. They don't have to worry about the porch sinking anymore with the installation of their new EZ posts. 

Reduce Radon Levels to Zero in Home, Merrimack, NH

A homeowner in Merrimack, New Hampshire, had purchased their home 8 years ago. Recently the homeowner has been reading up on radon and its effects. They had their home tested for radon and found that the levels in there were around 2.9 pCi/L. They would like to have the levels reduced to 0 because they want to finish the basement to put two bedrooms down there. The homeowner decided to call EFS for an inspection of their home. Our Design Specialist recommended and designed a radon mitigation system for the home. 

Our installation team began by creating the extraction point in the basement. After the team made the extraction point the team then used PVC pipe and fed it to the exterior of the home. Once to the exterior of the home the team then installed the radon fan to the side of the home. After the team connected the PVC pipe and the radon fan the team then used more PVC pipe to vent the radon system above the roofline of the home. 

The radon system reduced the radon levels to as close to 0 as we could. The homeowner was very pleased with the results of the project. 

Crack in Foundation Wall, Merrimack, NH

A homeowner in Merrimack, New Hampshire, had lived in their home for the past 21 years. About a year ago, the homeowner noticed a crack in their foundation wall stemming off of their egress window. Over the past year, they have seen the crack get worse and worse but haven't seen any signs of water coming out of the cracks yet. They decided to call EFS for a free inspection and our design specialist recommended using FlexiSpan to seal the cracks in their foundation wall. 

Our production team began by covering the crack with a membrane that won't allow water to come through the crack into the basement. After the membrane was installed the team began chipping out a small section of concrete to create a small drain where water will travel through if the crack ever started to leak. The team also installed a Crack Monitor to observe the crack to make sure it wasn't getting worse. 

The homeowners were happy with the results of the installation of the FlexiSpan and the Crack Monitor.

Pool Deck Needed to be Re-pitched, Merrimack, NH

A homeowner in Merrimack, New Hampshire, recently had work done on the pool deck that left them unsatisfied. The homeowners had new concrete poured around the pool. The company that had poured the concrete left the concrete unlevel with way too much pitch. They would like to have the pool deck pitch fixed. Our design specialist recommended installing PolyLevel under the pool deck to reduce the pitch of the pool deck. 

Our production team began by drilling portholes in a grid pattern around the pool deck. After the team drilled all of the portholes, the team then started injecting PolyLevel under the pool deck. The team slowly and carefully injected PolyLevel into the pool deck to lift the pool deck. The team used slab jacks and levels to make sure the concrete was lifted and pitched correctly. Once the team lifted the pool deck, they made sure to check the pitch of the concrete. The team was able to have the homeowner check the pitch of the concrete and they verified that the pitch was good. 

The homeowner was happy with the results of the project. They are relieved that the pitch of the pool deck was repaired to their liking.

Slab Under Addition Is Cracked and Sinking, Merrimack, NH

A homeowner in Merrimack, New Hampshire, had an addition that was installed on raised supports and the supports were set on a concrete slab. The home was built in the 1950s and the newest homeowners have lived in the home for 2 years. Since they purchased the home the homeowners noticed the addition at the back of their home was being supported by cracked concrete. With young kids running around the homeowners have had to tell their kids not to go into the addition because they fear it will collapse. Our design specialist Chris recommended removing the concrete under the additions and installing 6 EZ posts underneath the structure. 

 Our production team started by removing the concrete from under the addition. To make sure the addition didn't collapse the team set up temporary supports. The team removed the concrete and the old supports from the addition and began setting up the EZ posts. The team used a hydraulic drive head to drive down our EZ post into the ground. The team drove down each EZ post until they achieved a high enough PSI to support the addition. The team then capped each of the EZ posts with an adapter that will hold a PT 6x6 support. The team finished by securing each of the EZ posts to the addition to fully support it. 

The homeowners were very happy with the results of the project. They can now use the back room of their home for the first since purchasing the home 2 years ago.

Covered Porch Needs Support, Merrimack, NH

A homeowner in Merrimack, New Hampshire, had a covered porch off of the back of their home. They deemed the covered porch no longer safe to stand in because of fear that it will collapse. The concrete piers under the main beam were sagging while some other supports around the porch were doing nothing at all. The homeowners would like to have the supports under their covered porch replaced so they can use that space in their home again. Our design specialist Chris recommended installing 6 EZ posts to replace the old sinking concrete piers. 

Our structural team began installing temporary posts and carefully removing the old concrete piers from under the covered porch. The team installed EZ posts in place of the old concrete piers. They installed the EZ posts by using a drive head to drill down the post like a big screw. The team made sure that each post was installed straight and under enough pressure to stabilize the covered porch. The team disposed of the old concrete piers and secured the EZ posts to the vertical supports of the covered porch. 

Our team installed EZ posts under the homeowners' covered porch to replace old sinking concrete piers that had lost their structural integrity. The team supported the main beam with 3 EZ posts and also added support where 3 concrete piers had failed with 3 more EZ posts. The homeowner was very happy they were able to use their covered porch. 

Concrete Needed Repair in Warehouse, Merrimack, NH

A warehouse in Merrimack, New Hampshire, had some concrete that had cracked on the warehouse floor. The cracking had gotten bad enough to cause a tripping hazard. The warehouse had forklifts that operated on the warehouse floor and the manager would like to have the floor repaired. Our design specialist Michael Bradley examined the areas of cracked concrete and recommended removing and replacing the cracked concrete, using PolyLevel to fill the void under the concrete, and using NexusPro to seal cracks around the warehouse. 

Our PolyLevel team led by Tyler, first started by chipping out the damaged section of concrete. Once the concrete was removed, they installed rebar to strengthen the concrete. They then poured the new concrete over the rebar and waited for it to cure. As the concrete is curing, the team went around the warehouse to inject PolyLevel under the concrete to fill void. After the team filled the void, they used NexusPro to seal all of the cracks around the warehouse. 

Cracking Pool Deck, Merrimack, NH

A homeowner in Merrimack, New Hampshire, has a pool that they like to use during the summer months. The concrete around the pool has cracked and lifted in some areas. The homeowner called EFS for a free inspection.

The homeowner's sister is a realtor and has made it clear to them to repair the foundation walls, before the problems get worse. The homeowners decided to call Erickson Foundation Solutions for a free inspection.

Design Specialist Isaac Hernandez inspected the home and found that 3 of the 4 walls were bowing at the center. The front, back, and left walls were all bowing and gradually becoming more unstable. Isaac recommended installing PowerBraces on the front and back walls, and installing Geolocks on the left wall because of a sewer line in the way. 

Crew Lead Scott Crandall and his team installed 8 PowerBraces on the front wall, 8 PowerBraces on the back wall, and 5 Geolocks on the left wall. With everything installed and tightened, the wall is now stabilized and will not bow anymore. 

Water Entering Basement During Heavy Rains, Merrimack, NH

Home Buyer Needs Crawlspace Fix, Merrimack, NH

Tim H. of Merrimack, NH was looking into purchasing a home, and after taking a look in the crawlspace himself, decided he wished to have a professional take a look to determine any major concerns. He contacted Erickson Foundation Supportworks, and confirmed he was satisfied with the pre-purchase fee involved for home buyers. This was a home he was very interested in buying, and so the investment in the inspection was worth it. In the end, he did purchase the home, and so the pre-purchase fee was credited back to him.

Upon inspection, Erickson's System Design Specialist, Brian Allen, saw it was immediately evident there was settlement action throughout the crawlspace. The home was built in 1986, and over the years the space must have fluctuated between being high in moisture and very dry. The floor had settled any where from 2 feet to just a few inches, and so was very uneven and unstable. The lally columns supporting the main beams and floor joists were no longer stable, some having settled several inches along with the soils.  Temporary wood shims had been added to the beams over the years, and a more permanent fix was desperately needed. 

The repair system Brian designed required 11 Smart Jacks to support the beams, as well as PolyLevel to raise the garage slab, and several Push Piers to stabilize and potentionally lift a corner of the homes concrete foundation. As Tim was purchasing the home, he had to decide to focus on the major repairs for the time being, and then address other concerns down the road. The SmartJacks were needed to correct the sloping floors and uneven doors above, and so these were installed immediately. 

The only access point to the crawlspace was a 2' x 2' hole in the floor of a closet on the first floor. Therefore, the crews were required to carry all tools, SmartJacks, and stone material through the house. Each item had to be carefully lowered down into the space, and then carried again to the needed locations. It was an incredible team effort, and although tiring, was a very rewarding project for the crew, as they knew the new home owner was going to have a stable home.

After installation of the SmartJacks, the floors were in good shape, and Tim H. had peace of mind that the property he just purchased was safe and stable.
